Located at 214-216 Main South Rd, the 1867-built heritage listed property on a 2563sq m block is currently occupied by lingerie chain Innerware Factory Direct who are happy to stay on as tenants.

The former church building is about 266sq m and the Onkaparinga Council has approved plans for further development on the site.

Selling agent Jim Phillis, of Phillis Real Estate Adelaide, says the new buyer could develop the site, suggesting a medical centre among business ideas, or alternately, leave it as is.

"It has had council approval for extra buildings to go on the site," Mr Phillis says.

"Or develop the site it could potentially be Strata titled off, or purely use it as is."

With the church taking up just a small portion of the site, the rest of the land is used as car parking.

Mr Phillis says the building is "100 per cent" in a "prime location".

"It's right in the hub of Main South Rd ... the exposure is huge, and there's a lot of foot traffic too because of the neigbouring businesses.

"It has great exposure to over 32,000 vehicles daily."

The building has high, vaulted ceilings, a kitchen, bathroom and storeroom.

As the building is state heritage listed, any upgrades must be in keeping with the look of the church.

The property is being auctioned on Wednesday, September 12, 12.30pm.
