The green light has been given to one of the first new apartment blocks in the heart of the CBD in a decade after Sydney City Council approved the $90 million development of York & George.

The 39-storey, mixed-use project designed by John Wardle Architects will move next door to the landmark Apple Store on George St in the heart of the city's burgeoning luxury brand district.

On completion, there will be a six-level podium housing retail and commercial tenants and the remaining 32 levels will house 199 designer apartments accessed via York St.

When York & George launches to the public on October 21, there will be 20 studios from 37sq m for sale, 60 one-bedroom units, 100 two-bedroom and 20 three-bedroom units up to 130sq m in size. Prices will range between $500,000 and $2.5 million.

The contemporary tower's unique facade has been described as a 'weave' effect with successive floors shifting in and out to create a shimmering effect across its surfaces, but heritage elements will remain as Carlton House and Spiden House, the two historic warehouse buildings on the site, will be restored.

"It's going to be a very unique experience for residents. They will access the heritage part of the building via York St, making it a very romantic address, then they will take a lift up to the seventh floor where there will be a very modern foyer with a concierge," said Peter Chittenden of Colliers International.

"This is going to be a benchmark design for this part of the city north of Town Hall and south of Wynyard. There's nothing else like it in the mid-town area which is transforming dramatically since the improvement of Westfield and the Pitt St Mall," he said.

Residents of the inner-city block will have private use of a 'sky garden' on level five where there will be a 20m horizon-edge lap pool, gym and yoga space along with a barbecue area.

York & George residents will be mostly car-free with only a handful of car spaces available.
