Home prices bouncing back in regional areas

House prices in some Aussie suburbs could double over the next five years while other previously hot areas could see values slashed by hundreds of thousands of dollars if prices rise at the same pace as the past five years, new data suggests.

Exclusive PropTrack modelling conducted for News Corp shows what dwelling prices will be in 2028 if market trends from the last decade are repeated.

PropTrack economist Paul Ryan told The Daily Telegraph that while the modelling was not an exact forecast since past performance was not a definitive indicator of future price rises, many of the forces that drove prices over the past decade remain in place.

“We are clearly not building enough housing to meet demand and market conditions are making it difficult for developers to get the rate of new building up,” he said.

It comes after national home prices continued to stabilise in April, rising for the fourth consecutive month to bring the cumulative increase in 2023 to 0.75 per cent.

Strong migration, tight rental markets and limited supply are offsetting the impact of rapid interest rate rises, PropTrack’s April Home Price Index noted.

The Reserve Bank resumed its aggressive rate hikes with another 25 basis point rise at its May meeting to bring the cash rate to 3.85 per cent, having paused in April following 10 consecutive increases.
