AN incredible Sovereign mansion is one of the big-ticket items agents are hoping will whip up buyer excitement as the countdown begins to the Gold Coast's auction season.

The resort-style home on The Sovereign Mile, which was designed by award-winning Noosa, architect Paul Clout - has 24m of water frontage plus room for 10 cars in the garage.

Balinese-style timber-and-stone construction of the house helps to create a tranquil environment for residents and guests in outdoor areas, and the water features and canal-edge pool add to the effect.

Owners Barry and Carol Jarred, who were behind the successful Price Attack hair chain, commissioned the house after buying the 904sq m block for $550,000 in July 2002. The last listed price for the four-bedroom house, which also has a spa and gym, was $5.9 million.

Ray White Runaway Bay principal Ali Mian said the home managed to stand out on The Sovereign Islands, despite being surrounded by luxury properties.

"This is a very special home," he said.

"I think it will attract a lot of people."

Also on the Ray White Runaway Bay auction block will be a seven-bedroom, seven-bathroom home in exclusive Shearwater Esplanade.

The stunning modern home owned by Eram and Javed Khan was built four years ago and is located near a property sold by John Zupp for $8.75 million earlier this year.
