Tired a waiting for a rate cut? As the cost of living crisis continues to bite, buyers and sellers are reportedly turning to ancient principles like Feng Shui to invite luck and prosperity into their homes for the new year.

And forget about the waving cat or the golden money toad.

It could be a wrongly placed water feature or a badly positioned loo that is sending you broke.

Money.com.au’s property expert Mansour Soltani said there is a growing trend of

incorporating these unconventional principles into real estate decisions.

“People want more than just four walls and a roof, they’re looking for homes that feel

harmonious and align with their aspirations of wealth and abundance for the year, especially

as house prices and the economy stagnate,” he says.

From lucky house numbers to layouts designed for optimal financial energy, buyers and sellers

are paying closer attention to these elements in the hopes of boosting their fortunes in 2025.

Sydney-based Feng Shui Master Jane Langof said features traditionally believed to bring prosperity, once popular mainly among Chinese homebuyers and investors, are now gaining

traction with the broader Australian property market.

“Many people think they need to decorate with golden money toads, waving cats, or other trinkets to attract wealth,” she said.

“In reality, Feng Shui is about creating harmony and improving energy flow in a space, not relying on objects alone.

“Feng Shui can have a big impact on property values and abundance for homeowners and

investors alike.”

And it is often reflected in sales prices, with the inclusion of the number eight, especially if its repeated, often a good indicator of a buyer with Asian heritage.

In July last year, a house at Sunnybank changed hands for $2,218,888.

Townsville-based Feng Shui Master Jan Leese of The Qi Consultant said popular numbers were 1 (beginnings), 3 (growth), 6 (success), 8 (success and propserity), 9 (longevity and expansion) and 10 (completion”.

“Other numbers are 2 (duplication/duality), 4 is not popular as it sounds like death in Cantonese; 5 (balance & then change but also reverses the number it is with so 54 equals ‘not death’; 58 equals not prosperous; 7 equals relationships,” Leese said.

“If you happen to have a number that you perceive as negative you can do a few things.

“Put the number in a circle or do something to take the focus off the unwanted number such as embellishments.

“If allowed add a number. At the end of the day this is more about what meaning we put into the numbers ourselves.”

FENG SHUI: 8 PROPERTY FEATURES TO LOOK FOR TO BRING WEALTH

1. A welcoming main entrance

Langof says the entrance to a home is often referred to as the ‘gateway to wealth’ or the

‘mouth of chi,’ where energy and wealth flow in. In Feng Shui, ‘chi’ is an energetic force that

flows through everything in our environment.

According to Feng Shui principles, a clear, well-lit main entrance free from obstructions, like

overgrown plants or clutter, invites positive energy, opportunities, and wealth. A solid,

functional door in good condition represents stability. Adding vibrant accents, like jade plants

in round pots, symbolises prosperity and abundance.

But be warned, a toilet opposite the entrance is a major no-no, as it symbolises wealth

‘flushing away’.

2. Rear of the property faces north

Langof says north-to-rear properties are especially auspicious during the current 20-year Feng

Shui cycle, known as Period 9 (2024–2044), as they align with prosperous energy.

“This orientation is also highly desirable because it allows living spaces to benefit from

abundant natural light, creating a bright and vibrant environment that supports the flow of

positive energy,’ she said.

3. A home address including the number 8

They say property is a numbers game, and in Feng Shui numerology, the number 8 is

considered one of the luckiest.

That’s because the pronunciation of ‘eight’ in Chinese sounds

like the word for ‘wealth’ or ‘prosperity.’ Homes with addresses ending in 8 are often considered highly desirable for their positive

associations.

“In my suburb of Hunters Hill, houses ending in the number 8 have been developed and sold

for astronomical prices,” Langof said.

“This reflects not only the cultural appreciation for Feng Shui but also its tangible impact on property values.”

This preference for the number 8 can also include various aspects of a property transaction,

including the selling price, auction date, purchase date, settlement time, and even the real

estate agent’s licence plate.

4. A ‘gentle’ slope behind the home

According to Feng Shui, blocks gently sloping towards the home from the back are believed

to help retain wealth energy, while land that slopes downward at the back, away from the

home, is thought to allow energy or opportunities to ‘drain away.’

Leese said the property also needs supportive surroundings.

“Ideally, there should be a mountain behind the property that is larger than the property itself,” she said.

“In urban areas, a taller building can serve as a substitute for a natural mountain.”

5. Water frontage or features

Properties facing water, like a river, lake, or ocean, are considered highly auspicious in Feng

Shui because water symbolises wealth.

This also applies to properties near parks with natural water sources. Homes in these locations are believed to invite prosperity and abundance, especially when the water is clean and calm.

Langof says Sydney harbourside suburbs like Rose Bay, Hunters Hill and Balmoral are prime

examples of locations with exceptional Feng Shui, where the balance of water and land

supports wealth and vitality.

But if a waterfront property isn’t within your budget, adding a gently flowing water feature to

your home — think a fountain, pond, or aquarium — can help amplify prosperity, especially

when placed in wealth-enhancing sectors. These wealth sectors are unique to each home.

But Leese warned that wrongly placed water can influence loss of money and health.

“I have seen many places on the verge of bankruptcy after they had placed water looking for money,” she said.

6. Aquariums inside the home

Aquariums are a quirky yet traditional feature believed to bring wealth and good fortune into

a home, but the type of fish you include are especially important.

Aquariums with eight goldfish and one black fish are thought to bring positive energy and abundance into a household.

“If the black fish dies, it’s seen as a lucky sign, as it has absorbed the negative energy,” Langof said.

“It’s definitely one of the more sombre traditions in Feng Shui, where the black fish is believed to sacrifice itself to protect the household from misfortune.”

7. Peaceful and earthy colours

Peaceful tones like earthy greens, soft neutrals, and calming blues create a balanced

environment that supports stability and focus for financial success, according to Feng Shui

philosophy.

Green symbolises growth and abundance, while red is a powerful, energising colour linked

to wealth and celebration.

However, Langof says red’s intensity should be used sparingly to avoid creating tension.

8. Circular forms & shapes

Circular or round shapes represent coins and encourage a continuous flow of wealth and

energy, according to Feng Shui.

Additionally, interlocking circles signify harmony and connections, which are essential for sustained prosperity.

They also resemble the lucky number 8 which symbolises wealth.

Feng Shui principles prescribe avoiding sharp corners as they create ‘cutting chi’ or energy

blocks, especially in areas like the wealth sector.
