A Melbourne country music singer accused of scamming dozens of victims into his failed $10m property ventures has been hit with fresh charges.

Craig Heath, who once claimed to have worked with Keith Urban, was this week slapped with further charges over his allegedly dodgy investment property scheme that has spanned 12 years.

Police allege the 51-year-old approaches his victims and offers to knock down their homes to build fashionable sets of townhouses in their place.

It is alleged that the musician convinces his prospective clients that he is an established property developer before they hand over thousands of dollars.

But, in at least 26 cases, Mr Heath has failed to rebuild the properties that leaves his alleged victims in financially dire situations.

He was declared bankrupt in 2017.

Detectives this week executed a search warrant at a Wicklow St property in Ormond and seized several documents and electronic devices.

The father of two has now been charged with 40 offences including use false document, obtain financial advantage by deception and possess drug of dependence.

It’s understood 15 of those charges were laid in the most recent sting.

“Police will allege the scams involve a man who approaches people and offers to assist in knocking down their homes,” a Victoria Police statement said.

“It is believed the man then offers to build townhouses in their place by convincing his victims that he is an established developer.

“Once the victims hand over the funds to build the townhouses, their developments were bought out by other investors without the building works proceeding.

“The offender then takes off with the cash from both the original property owner, plus the new investors.”

Police in January claimed Mr Heath had been targeting single women in affluent Melbourne suburbs to convince them to join his dodgy property venture.

“Most recently, it’s believed the man is trying to befriend single women in the Malvern East area in an effort to convince them to invest in construction projects he is involved in,” officers said at the time.

Other suburbs that have been allegedly scoped out by Mr Heath include Beaumaris, Bentleigh, Toorak and East Brighton.

Some of his alleged victims have been fleeced hundreds of thousands of dollars while others saw their entire life savings disappear.

Mr Heath was bailed to appear at Melbourne Magistrates’ Court on June 13.
