Property pundits have turned up in force to back in their favourite houses in Victoria, with a surprising result for what they deemed the state’s best.

The Herald Sun real estate team looked through thousands of homes throughout 2023; from homes that are owned by celebrities, architecture award winners — and even homes that have never sold before — to bring you the Top 50. See the full list.

But as we know, an exercise like this will always be subjective, and our readers’ came to a much different conclusion for what they deemed to be the top home of our 2023 list.

Of the more than 12,000+ people who participated in the poll – voters deemed ‘Separation Creek’ on the Great Ocean Rd as their favourite home.

The abode, which was also named the Housing Industry Association’s 2023 Victorian Home of the Year, is made up of 1000-tonnes of concrete — with views looking out over Bass Strait from its enviable perch near the Great Ocean Rd.

Avon Court in Hawthorn, which is a much-beloved home of our readers’ when we’ve featured it for sale in the past – sold this year for a whopping $41m.

And it clearly still strikes a chord with Victorians, being deemed the readers’ choice number two overall home, with 32 per cent of respondents saying it was ‘underrated’ on the original list at number 20.

Rounding out the readers’ top three was first-time entrant into the Top 50 list; the stunning 143-year-old country retreat in Beaconsfield, known as ‘Holm Park Estate’.

Considered to be a ‘crown jewel’ of the area, the historical estate akin to a castle is also currently up for sale with $8m-$8.8m price hopes.

One of the other biggest discrepancies in the original list and readers’ choice was on the ranking of an off-the-grid Farmhouse that is nestled in Wonthaggi’s rugged coastline. 37 per cent of voters thought it was ‘underrated’ at 39, which drove it all the way up to fourth spot on the readers’ Top 50.
