The home of popular Fitzroy North sandwich shop Nonna’s Place will be available for private sale after it did not sell at auction today
And a Kew house originally built by famous landscape architect Ellis Stones has sold to a buyer who spent years searching for their dream modernist home.

Nonna’s House opened last year in the garage and backyard of a three-bedroom abode at 550 Nicholson St, Fitzroy North.
Hamish Vaccari, who rents the house, started the takeaway eatery inspired by to his Italian grandparents, who previously ran a catering business from the garage.
The home, along with the neighbouring house at No. 552, was up for auction today with a combined $3.5m-$3.8m price tag.
Nelson Alexander Fitzroy agent James Pilliner said the auction began with a $3.3m vendor’s bid but the site did not end up selling.
“It’s now available for private sale,” Mr Pilliner said.
“It would suit developers and private investors, I’m sure we will get offers in the next week or so.”
Mr Vaccari’s lease runs until February 2024.
He said that his “end goal” was to open his own restaurant and bar, serving the Nonna’s House signature subs, as well as pasta and a range of Italian-style cocktails.
AUCTION REPLAYS AND RESULTS
8 COOMBS AVE, KEW
A modernist-style house at 8 Coombs Ave, Kew, sold for an undisclosed price within its $3.55m-$3.65m listed range today.
Nelson Alexander’s Cameron Ingram said the home was originally built for its former owner, famed landscape architect Ellis Stones.
Mr Stones, who worked with other luminaries including Edna Walling, Robin Boyd and Alistair Knox, is known for many projects including the Rockpool garden at South Yarra’s historic Como House.
Set on 952sq m, the four-bedroom Kew house features a sprawling terrace, brick patio alfresco area, workshops, a cellar and multiple storerooms.
Mr Ingram said the sole bidder who purchased the house had spent years searching for their ideal home.
“The modernist style architecture is something many people admire,” Mr Ingram said.
“It was a very emotional sale of the owners, they don’t want to part with the home but it is time for their next stage of life.”
36 ST CLAIRE AVE, SOUTH MORANG
A three-bedroom house at 36 St Claire Ave, South Morang, sold above upper price expectations today.
Three bidders started off competing for the home, with a $550,000 offer launching the action.
Bidding rose in $10,000 and $5000 amounts before the house was placed on the market at $580,000.
A new bidder joined in at the $623,000 mark and the house ended up selling for $625,000, a figure $35,000 higher than the $540,000-$590,000 listed range.

22 TAYLAN ST, CRAIGIEBURN
A pair of newlywed buyers scooped up a Craigieburn house today.
The three-bedroom property at 22 Taylan St had four bidders try their luck at the auction.
Ray White Craigieburn’s Trish Orrico said the newlyweds had previously been renting, before becoming the successful buyers.
“The sellers were a young family who owned the home since it was built 10 years ago,” Ms Orrico said.
“It’s a very well loved home, there’s nothing to do.
“It’s move-in ready in a nice quiet pocket.”
The house sold for $576,000, after being listed with a $510,000-$530,000 asking range.
CoreLogic records show the home last sold for $305,000 in 2012, a figure $271,000 below what it fetched today.
39 KARDINIAN AVE, CHELTENHAM
A clinker brick, three-bedroom house at 39 Kardinian Ave, Cheltenham, attracted six registered bidders today.
But just two buyers battled for the property.
A $900,000 bid started the auction, followed by increases in mostly $25,000 and $10,000 amounts.
Ray White Cheltenham’s Kevin Chokshi said the owners were selling after almost 30 years at the “really neat and tidy” property.
The home, which was advertised with a $950,000-$1m price guide, sold for $1.09m – a figure $90,000 above reserve.
Mr Chokshi announced the house on the market at $1.08m.
Both active bidders were families.
Mr Chokshi said the buyers intend to live in the home and potentially do a renovation in the future.
“The market is good, buyers have accepted the interest rates are what they are, they’re anticipating a few more rises and are factoring that in,” Mr Chokshi said.
“Properties that are presented well and priced well are getting really strong numbers.
“It was a buyers market six months ago but I think that’s changing now.”
EARLIER IN THE WEEK
3 HARPER CLOSE, CRAIGIEBURN
Ten bidders registered for the auction of a renovated house at 3 Harper Close, Craigieburn, on Thursday.
The three-bedroom property includes a large alfresco entertaining deck with a wood-fired pizza oven and solar-heated pool.
Ray White Craigieburn’s Adrian Prestileo said six of the bidders had a chance to participate in the auction, with the first bid coming in at $550,000.
“It went ballistic, it was fiercely competitive,” Mr Prestileo said.
“There were two bidders left when it reached $680,000.”
A first-home buyer won the keys, securing the house for $726,000.
The property was listed with a $590,000-$640,000 range.
Mr Prestileo said the owner, who had been contemplating selling since about 2015, “was over the moon”.
“I think anything priced right and presented right will always sell,” Mr Prestileo added.
17/9 DICKENS ST, ELWOOD
A retro Elwood studio was snapped up before its scheduled auction this week.
The one-bedroomer at 17/9 Dickens Street, Elwood, has a vintage-style kitchen and turquoise bathroom features.
It is the only studio in a block of 17 apartments.
Ray White Carnegie’s Olivia Petrou said the home had belonged to a family from regional Victoria, who had used it as a Melbourne base for many years before deciding to sell.
Ms Petrou said the property was in need of some TLC but the family were “ecstatic” when they received a $260,000 pre-auction offer for the studio, which sold on Thursday.
“Another agency had told them it would likely sell for a much lower price about 12 months ago,” Ms Petrou said.
“The couple who bought it also want to use it as a Melbourne base.
“It intrigued quite a few people, it was extremely unique in the sense of what it was.”
The studio was listed with a $260,000-$280,000 price guide.
5 BERRABRI DRIVE, SCORESBY
A three-bedroom house at 5 Berrabri Drive, Scoresby, attracted five bidders at a Wednesday auction.
Buxton Wheelers Hill director Bruce Liu said the auction progressed quickly, with the second bid coming in at $1m.
The house sold for $1.11m to a family who are planning to live there.
“The home had been renovated and was well-presented,” Mr Liu said.
Highlights include a double lockup garage, CCTV system, study, backyard with a cubby house and main bedroom with a walk-in robe and an ensuite.
Mr Liu said there was plenty of people wanting to buy a home but low stock levels available.
“There are locals who want to upsize to a bigger property and also international buyers who are coming back after Covid, from Hong Kong, China, Singapore, other Asian countries and India as well,” Mr Liu added.
