It was a tough weekend for Western Bulldogs players past and present after the AFLW team’s loss against the Swans on Saturday coincided with two former footballers missing out on property sales under the hammer.
Ex-Footscray and Western Bulldogs defender Matthew Croft and his wife Elisa’s family home in Moonee Ponds passed in at its Saturday auction after it was listed with a $3m-$3.3m price guide.
The retired footballer, who clocked 186 games with the club over his 14-year career, purchased the 40 Derby St house a few months after hanging up his boots in 2004.
Big win for Blues assistant coach Ashley Hansen
Originally built in 1915 and known as Morkalla, the period home attracted interest from a handful of parties but ultimately passed in on a $3m bid.
A $3.1m offer came in later, with the reserve set at $3.2m and further negotiations currently taking place.
Nelson Alexander Ascot Vale partner Jon McKenna is handling the sale.
Meanwhile, recently retired Bulldog Josh Bruce and his wife Pip also missed out on a sale for their 1920s Elsternwick pad that headed to auction at midday on Saturday.
The forward, who also previously played for GWS and St Kilda, announced his retirement from the game in August, before putting his 419 Kooyong Rd home on the market in September with a $1.6m-$1.75m price tag.
Biggin & Scott Elsternwick auctioneer Bill Stravakis called the auction but declined to comment on the result.
However the listing price for the three-bedroom home has since been adjusted on realestate.com.au, now advertised at $1.798m with an open inspection scheduled for Sunday.
It comes after PropTrack predicted about 1071 properties would go under the hammer this week, with a further 1760 scheduled next week in what is expected to be a strong end to the month.
194 THE PARADE, ASCOT VALE
A popular auction on Saturday was that of a five-bedroom family home in Ascot Vale, which attracted two bidders to its morning auction.
Offers for the 194 The Parade home flew $55,000 over the $1.3m reserve to reach a strong $1.355m sale under the hammer.
A young first-home buyer couple looking to renovate who had previously missed out on four other auctions won the keys.
The property was being sold by government social housing agency Homes Victoria, who had owned it since 1999.
AUCTION REPLAYS AND RESULTS
Ray White Ascot Vale director Adam Hick said the agency were selling to give buyers the chance to renovate as the house was in need of an update.
“We don’t have an oversupply of properties yet, there’s not as many on the market as we’d expect in spring,” Mr Hicks added.
“We’re averaging about two bidders per auction and the people coming through open homes are genuine buyers.”
The property was first listed for $1.3m-$1.33m.
52A WOORNACK RD, CARNEGIE
A two-bedroom unit in an Art Deco complex in Carnegie notched a strong $1.2m sale under the hammer after five bidders went toe-to-toe in a heated battle.
Bidding started slow with a $950,000 vendor bid kicking things off, before the first buyer jumped in at $970,000.
Offers continued to rise up and above the $1m mark until Woodards Carnegie senior auctioneer Ruth Roberts called the property onto the market at $1.18m.
Bids continued to fly back and forth until the sale was reached.
The north-facing period home originally had a $950,000-$1.045m asking price.
54 LEBER ST, WARRANDYTE
Out in leafy Warrandyte, a three-bedroom mid-century home flew $60,000 over reserve after two buyers competed for the title.
Built in about 1960, the property had been popular over its campaign among couples and tradespeople looking for a renovation project.
It sold for $860,000 under the hammer on Saturday morning to a young builder and his family who plan to renovate the house, while a young couple missed out on the keys.
Jellis Craig Eltham auctioneer Chris Chapman handled the sale of the property, initially listed at $770,000-$820,000.
10 GALA PLACE, KEILOR DOWNS
A fast-paced auction on Saturday morning saw two buyers fight it out for a three-bedroom house in Keilor Downs.
Bidding opened at $720,000 before a second buyer jumped in at $730,000.
Offers proceeded to rise in $10,000 increments until it was placed on the market at about $780,000.
The original bidder won the keys for $800,000.
Barry Plant Taylors Lakes auctioneer Las Anastasiadis had the $690,000-$740,000 listing.
5 COX ST, CHELTENHAM
Kicking off our Saturday auction coverage is the sale of a charming 1960s pad in Cheltenham.
The auction for the three-bedroom house opened with a strong $1.2m offer, immediately surpassing the vendors’ reserve.
Two bidders vied for the keys in a “short, sharp and sweet” auction that lead to a $1.25m sale under the hammer to a developer.
Ray White Cheltenham auctioneer Angela Limanis said it “started with a bang and finished strong”.
“(The buyer) bought his last development from me during lockdown and was ready to secure his next project,” Ms Limanis said.
“It was a one-owner family home and it was a very emotional sale, but the sellers achieved a great price and were very pleased with that.”
The property was first listed with a $1m-$1.05m price tag and had been popular over its campaign among young families who appreciated the land size of 617sq m.
EARLIER IN THE WEEK
A three-bedroom Edwardian house in Elsternwick snared a more than $2m result on Monday in a showdown between two buyers described as an “auction after the auction”.
The 148 Cochrane St pad initially passed in at its scheduled auction last Saturday on a $1.9m offer.
But it wasn’t game over for the three-bedroom home after two purchasers expressed interest in purchasing it after the fact.
The young families competed over the following days until the property sold for an undisclosed price understood to be above $2m.
It was first listed with a price guide of $1.98m-$1.9m with Nick Johnstone Real Estate Brighton agents Katie Mactier and Sarah Korbel.
