Victoria’s 2022 auction market is slowly gaining steam after the Christmas break. Take a look at some of the weekend’s top sales.

Victoria’s 2022 auction market is slowly gaining steam after the Christmas break but numbers aren’t expected to ramp up until early February.

Only 120 properties are scheduled to go under the hammer across the state this week, according to the Real Estate Institute of Victoria (REIV).

That number is well below the volumes seen in December, with a total of 4807 auctions held for the month — a new record.

Beachside suburbs including Rosebud, Tootgarook and Bonbeach are among those with the highest number of auctions scheduled to go ahead this week, according to realestate.com.au, as are Ferntree Gully and Boronia. Follow the results below.

And closing out our coverage is the sale of a Cheltenham unit, which amassed more than $1m on a sunny Melbourne day.

The quaint three-bedroom, two-bathroom home at 2/10 Jarrahdale St was described as “supremely spacious” — and at least three bidders thought so.

An opening bid of $900,000 was quickly surpassed, with the price climbing to $1.025m, at which point the home was called on the market.

A handful of bids followed before the gavel fell at $1.0625m.

Ray White’s Trevor Bowen had the listing, which was advertised for $950,000-$1.03m.

Meanwhile in Wantirna South, a freshly renovated display home from the ‘80s sold for the first time in 17 years.

The two-storey brick home notched a $1.327m sale under the hammer.

Ray White Wantirna’s Nathan McMurtry said the property had a “unique open-plan layout” and was in a good school zone, which had appealed to buyers.

It had a $1.15m-$1.25m asking price.

Back by the beach again and a home that had been in the same family for half a century notched a six-figure sale.

The two-storey, three-bedroom home at 67 Marina Ave, which has sweeping views of the ocean, sold for $947,000 at auction.

Hockingstuart Bell Property Rosebud director Grant McConnell said two bidders were keen on the seaside abode.

It was ultimately snapped up by “Melbourne buyers”.

“It’s an original home but has a good view,” he added.

The property was listed for $900,000-$990,000.

6 LISA CLOSE, WANTIRNA SOUTH

A crowd of about 100 people turned out to watch the sale of a quirky Wantirna South home, which attracted $1.455m at its Saturday morning auction.

Noel Jones agent Michael Hill said four bidders competed for the keys to the home, which has a circular design.

After a slow start, the price eventually surpassed the $1.4m reserve to sell to a “young couple who plan to have kids there”.

Mr Hill previously told the Herald Sun the four-bedroom, two-bathroom property was “very polarising”.

“Buyers either walk in and love it or they hate it,” he said.

“The people who love it, love how unique it is. There’s a lot of natural light windows and a courtyard in the middle of the property.”

The home was originally listed with a $1.25m-$1.35m price guide.

25 GRANDVIEW RD, WHEELERS HILL

In Wheelers Hill, Ray White Glen Waverley’s Cristine Jones kicked off her first auction of 2022 with a bang — fetching an extra $131,000 for her vendors at 25 Grandview Rd.

The four-bedroom house with a pool, which has been renovated on the inside, sold under the hammer for $1.631m in a competitive auction.

With bids flying in from four parties, Ms Jones barely had time to call the property on the market at $1.5m before two bidders took the sale down to the wire.

Ms Jones said her vendors were “delighted” by the sale.

“The scene was set and everything fell into place,” she said.

“The family that purchased it had not long transferred from Queensland, so they wanted schools, the pool. It was a happy outcome (for all).”

The property was originally listed for $1.4m-$1.5m.

11 ROSEMARY CLOSE, HOPPERS CROSSING

Meanwhile a pair of first-home buyers will be relaxing in style this summer after snapping up the keys to a house with a pool in Hoppers Crossing.

The three-bedroom house went to auction midweek and flew $50,000 above reserve.

It was a quiet start to this weekend’s auction proceedings with 10 Russel St, Tootgarook, passing in at auction.

A number of potential buyers turned out to the on-site and online auction — but Barry Plant’s Craig Leo couldn’t entice a satisfactory bid.

At least two serious buyers were interested in thee three-bedroom, one-bathroom house, which had originally been listed for $900,000-$950,000.

But it passed in at a vendor bid of $1m.

Earlier, Mr Leo said the property had been a hit with city buyers “wanting a getaway in this coastal enclave”.

“And this renovated home within a 10-minute walk to the beach fits the bill,” Mr Leo said.

CONFIDENT’ 2022 PROPERTY MARKET TO KICK OFF

REIV president Adam Docking was expecting “a confident, solid first quarter” of the year, with listing and auction numbers set to remain relatively consistent.

But he said the market was “still two weeks away from your traditional auction weekend” as homeowners deliberated on whether to sell over their summer break.

Mr Docking predicted this year’s market would level out a little, but remain in vendors’ favour.

“The pendulum will swing, but I think it will still be leaning towards a sellers’ market,” he said.

Mr Docking reassured buyers and sellers he didn’t believe the state’s Omicron outbreak would force auctions back online, but added: “From here on we’ll see that hybrid auction method where there will be a street auction but also a livestream … which gives everybody the opportunity.”

EARLY BIRD GETS THE SALE

Meanwhile, Frankston North couple Kirk and Stephanie Thomson — and kids Scott, 1, and Finley, 3 — took advantage of January’s low stock levels and sold their home prior to auction.

The three-bedroom abode at 21a Mulberry Cres was set for auction this Sunday, but fetched $480,000 after only one open inspection.

Mr Thomson said the “British Cottage-style” home had been perfect for their growing family.

“We always said if we could live in this house but move it closer to work, we would,” he said.

The family, who have purchased a new home in Oakleigh South, said they “trusted the process” and their agent, OBrien Frankston’s Mark Burke, before deciding to take the early offer.

A further 350 homes are set to go under the hammer next week, while 490 are scheduled for the first week of February.

They include Melissa and Shane McAinsh’s contemporary Rosebud home, which has a $1.05m-$1.15m price guide for its January 25 twilight auction.

Ms McAinsh said the family – including sons Tom, 2, and Patrick, 3 months – had loved the four-bedroom house’s 7 Rosella Rise location near the beach, wineries and foodie attractions.

“It’s also very quiet, there is a lot of bushland and native birds around – and lovely people,” she said.
