Victoria’s fastest-selling seaside suburbs

Houses are flying off the market in less than two weeks in Victoria’s beachside ‘burbs where fresh catches are snapped up quickest.

St Andrews Beach is Victoria’s speediest seaside market, with a typical house lasting just 11 days on the market.

Buyers also have just two weeks on average to snare houses in fellow Mornington Peninsula towns Hastings and Bittern, and in Phillip Island’s Smiths Beach, according to PropTrack.

Mt Martha units and houses are being snapped up in 14 and 15 days on average respectively.

The typical sale time frame is 16 days for houses in Capel Sound, Seaford and Surf Beach and units in Rosebud – where houses are also flying off the shelves in 17 days on average.

Melissa and Shane McAinsh have opted for a traditional four-week selling campaign for their 7 Rosella Rise, Rosebud home, listing it with a $1.05m-$1.15m price guide for a January 25 twilight auction.

The couple bought the four-bedroom pad just eight days after it hit the market in 2019.

“We loved the location – how close to was to the wine regions as much as the front beach,” Ms McAinsh said.

“It’s also very quiet, there is a lot of bushland and native birds around – and lovely people.”

The Mornington Peninsula Chocolaterie, St Andrews Brewery, apple pie haven Johnny Ripe, strawberry farm Sunny Ridge and Seawinds Gardens were also a short drive from the McAinsh residence, providing plenty of activities for the couple and sons Tom, 2, and Patrick, three months.

The family is reluctantly selling to move closer to family and work.

PropTrack economist Paul Ryan said housing stock in many beachside suburbs was “really tight”, ensuring strong buyer competition.

“A lot of people are keenly watching those markets,” he said. ”They’re not dragging their feet (when homes are listed).”

Just 35 houses have sold in St Andrews Beach in the past year. CoreLogic records show a 59 Tiberius Rd property marketed as a “classic beach retreat” changed hands for $1.23m in just 11 days, while two Daniella Court homes were whisked off the market in 12 and 14 days, for $1.975m and $3.31m respectively.

Another fast-paced market, Smiths Beach, recorded 28 annual house sales, including 30 Dolphin Drive for $893,000 and 60 Beachcomber Ave for $975,000 within eight days.
