Plans for an ultra-thin tower next to one of Surfers Paradise’s busiest light rail stations has been unveiled.

Michael deBoer has lodged plans for a 10-storey tower on a 435 sqm Surfers Paradise Boulevard site which neighbours the Mantra Sun City complex.

It would replace the two-storey Adel unit block which dates back to the 1960s.

However it won’t be a residential tower, with plans revealed it will instead be aimed at short-term accommodation.

The site was previous approved for a 10-storey tower which would have had just six units.

A letter filed with the city council by the development’s planner, Urban Planning Services, says the alternative proposal would give Mr deBoer options for how the tower would be delivered.

“From the outset, it is important to appreciate the subject site benefits from an approval for an identical tower,” it reads.

“This application seeks to establish development rights for a Short-Term Accommodation tower within essentially the same building envelope to provide our client their desired flexibility of having two approvals of different land uses.

“This will allow our client to respond to market demands.

“The proposed development delivers the rejuvenation of a centrally located site, situated on the doorstop of the light rail network, producing a built form and character which clearly supports the vision of the City Plan for the renewal and transformation of this inner-city urban neighbourhood.”

The project was designed by leading Gold Coast firm BDA Architecture.
