Ballarat real estate: 39 Webster Street sells for $3 million
A Ballarat property has increased in value by nearly $1 million in four years, as buyers continue to flock to the regional town.

A Ballarat Central property has increased $900,000 in value over four years, selling for an impressive $3 million.
The home at 39 Webster Street sold privately on March 4 to a commercial buyer.
In 2018, the same building was bought for $2.1 million.
Buxton agent Mark Nunn said the high price tag came down to three main factors.
“First of all is the Webster Street address,” he said
“Second thing, the landholding of over 2,300sq m – it’s pretty hard to find a property in that area with a such a landholding
“But the property itself was also really big, so you effectively had about 10 or 11 rooms, and they all had ensuites. It had three kitchens in it. It was a very unique building.”
The brick, circa-1878 Victorian home was previously occupied and used for housing by company Nextt.
It boasts 10 bedrooms, nine bathrooms, four parking spots, and an area of 2355sq m.
“It just shows you the strength of the Ballarat market,” Mr Nunn said.
“The same property sold four years ago for $2.1 and now it’s sold for $3 million, so the proof’s in the pudding that our market is growing.
“Ballarat is definitely on the map for a lot of people.”
Mr Nunn said non-Ballarat residents represented about 40 per cent of house sales each month, mainly people from metropolitan Melbourne, but also interstate.
“Ballarat’s getting a lot of interest,” he said.
“We’ve got a lot of Queensland and NSW buyers that are showing interest in our market, which is interesting.”
Other homes in Ballarat Central also have multimillion-dollar asking prices including 17 Lyons Street, which is currently being advertised for up to $2.15 million.
