A house by Lake Wendouree could break the record for the most expensive home sold on the market in Ballarat’s history.

Number 306 Wendouree Parade is currently for sale and has an asking price of $4 million to $4.4 million.

If the upper range is reached, it would breach the top spot held by a home on the same street that sold for $4.25 million in 2019.

The six-bedroom, four-bathroom property has waterfront views, as well as a pool and outside dining area.

It includes a garage for three cars, two sheds, a security system, a mudroom, a 36,500L underground water tank, and heating and cooling.

McQueen Real Estate Daylesford agent Kim McQueen called it a “prime Ballarat location”.

She said that a previous owner of the home bought neighbouring land, extending the footprint of number 306 to nearly 1400 sqm.

“It is a very large home, so it ideally suits a family,” she said.

“We’ve had some interest with younger families with young kids; we’ve also had people consider it who are couples with adult children or grandchildren.

“People can make it their own: the current owner has architectural plans to further extend and update the home if you want to.”

The “red-hot” regional Victoria housing market, Ms McQueen said, was being fuelled mainly by metropolitan buyers looking to get more for their money and escape the bustle of built-up cities.

She said the pandemic did little to slow the upwards progress of prices; in fact, it contributed to a widespread race to the regions.

“We’ve seen an unbelievable increase in property prices over the past nearly two years since Covid’s been around,” Ms McQueen said.

“The market was very strong anyway, so the market was very good regionally, but it just became super strong once Covid hit.

“We’ve seen a large amount of people wanting to move to the regions … we get a lot of people out of Melbourne who are wanting to go regional, but still wanting to have the things that big towns have.”
