Accused triple murderer Erin Patterson’s Mt Waverley investment home sold

The sale price for a Mt Waverley townhouse owned by accused mushroom murderer Erin Patterson has been revealed. But the deal may not have yielded that big of a profit.

Accused triple murderer Erin Patterson has sold a Mount Waverley investment property for $1.025m.

Ms Patterson listed the address with a $960,000-$1.05m sale price and had it scheduled to go under the hammer on Saturday morning.

But the listing was removed from the internet on Wednesday, with Ray White confirming at the time the townhouse had been sold.

A statement from the firm noted the price was undisclosed.

On Friday, industry sources revealed the $1.025m sale price.

It means a $96,000 increase from Ms Patterson’s original $931,000 purchase in 2019.

However, that purchase would have come with an about $50,930 stamp duty bill, leaving just $43,070 in profits.

But with capital gains tax, as well as sale and marketing costs, it’s likely the deal will have yielded just a fraction of that.

Ray White Glen Waverley partner Darryl Wickham refused to comment on the sale price, but earlier in the week said there was strong interest in the three-bedroom home.

“This was a private sale and we won’t be discussing any details of the campaign except to say we had a lot of interest from local buyers,” Mr Wickham said.

It comes as the mother of two was charged with three counts of murder and five counts of attempted murder after cooking a beef wellington dish for her former in-laws on July 29.

Don and Gail Patterson and Gail’s sister Heather Wilkinson died while Heather’s husband Ian Wilkinson was the sole survivor of the lunch.

Ms Patterson is expected to face significant legal bills in what shapes as long and complex legal proceedings.

The house went on sale before her November 2 arrest by homicide squad detectives.
