New tram route likely for Fishermans Bend redevelopment

A NEW tram route through the heart of the Fishermans Bend redevelopment has been included in a draft concept plan released by the Andrews Government.

A NEW tram route through the heart of the Fishermans Bend redevelopment has been included in a draft concept plan released by the Andrews Government.

It said that trams could run along a boulevard linking Plummer and Fennell streets, Port Melbourne.

However, the route is not confirmed and there is still no certainty on how trams will connect with the CBD and beyond.

One option is for a tram bridge across the Yarra River to Docklands, but it is understood that a previously earmarked site at Yarra’s Edge has been ruled out of contention.

The 465 ha Fishermans Bend area is the nation’s biggest urban development site and could eventually house 80,000 people and provide 40,000 jobs.

Releasing the updated vision, Planning Minister Richard Wynne said there would be a mix of housing, including high-rise units, low-rise developments and townhouses.

“We want to provide the public with confidence that the elements that make the communities socially, economically and environmentally sustainable are being planned right at the very start,” he told an Urban Development Institute of Australia state event.

Five precincts are planned: Sandridge; Lorimer; Montague; Wirraway and a jobs hub.

The concept plan said that the centre of Wirraway was near the intersection of Plummer and Salmon streets, and would include small businesses, speciality retail, restaurants and cafes.

“Regular trams along the Boulevard ensure that Wirraway is well connected to the city and beyond,” it said.

Among other precincts, Montague will have taller buildings, Lorimer will have lower-scale development and infrastructure like childcare centres and libraries, while Sandridge will have significant open space, a mix of housing, offices and other commercial areas.

At the UDIA event, Mr Wynne faced tough questioning from developers and other property industry types on issues such as the proposed CBD tower controls and a move to introduce new apartment design standards.

Mr Wynne said that good planning was vital as Melbourne grew by 1760 people each week and with its population expected to almost double by 2050 and become the nation’s biggest city.
