Four Western District farms hit the market for $23.5m-plus combined

A portfolio of beef and dairy properties spanning 1076ha, has been listed for sale with a series of price tags. See the details.

A four-farm portfolio of beef and dairy farms in Victoria’s highly-regarded Western District has hit the market, where it is expected to command significant offers.

The 1076ha Mamre Dairy and Grazing Portfolio, first listed for sale in September last year, is now on the market with individual price tags for each of the four properties for sale.

Located on Nalangil Rd and Corangamite-Lake Rd, the portfolio comprises properties Mamre (125ha), Roaches (321ha), Home (286ha) and Alvie (344ha), listed for sale by a prominent Colac district farming family.

Collectively the portfolio, which is located within a 26km radius east of Lake Corangamite and West of Colac, has now been priced at more than $23.5m as a whole.

Roaches, located at 275 Nalangil Road, is expected to field offers worth $24,709 – $27,180 a hectare, or the equivalent of more than $7.93m.

The dairy property offers a 15-aside double-up raid-exit herringbone dairy, 995 sqm concrete-base feed pad, two residential dwellings and quality supporting working improvements.

The second most valuable portion of the portfolio is the Alvie property, a primarily grazing and fodder production property, priced at $17,297 – $19,026 a hectare, or more than $5.943m.

Alvie is supported by a residential dwelling, cattle yards and other sound working improvements with future irrigation development potential.

Across the whole portfolio there are 420ML of water entitlements and high-quality water delivery infrastructure which support production.

Located at 665 Nalangil Road, the Home block is considered dairy and grazing farmland and has been priced at $19,768 – $21,744 a hectare, or more than $5.648m.

The Home property includes three residential dwellings, 19-aside double up herringbone dairy and quality supporting working improvements.

Finally, the 125ha Mamre dairy and razing property has been priced at $4m, or the equivalent of $32,000 a hectare.

Mamre includes a four-bedroom homestead built from iconic bluestone, a 50-unit rotary dairy, 4025 sqm concrete base feed pad, 100ML turkey nest dam and 73ML winter fill licence.

Colliers Agribusiness agents Duncan McCulloch and Connor Dixon are handling the sale of the Mamre Dairy and Grazing Portfolio.

“The Mamre dairy and grazing portfolio consists of four highly productive dairy and grazing properties located in a renowned Western Districts region of Victoria, with interest welcome in both a sale of the portfolio sale as a whole and individual property sales,” Mr McCulloch said.

“The portfolio is benefited by significant water entitlements and interest in the assets is expected to be high.”
