One of Victoria’s finest rural estates has hit the market, five years after the stunning six-bedroom homestead and associated cattle farm last changed hands.
Shadow Creek, a 312ha central Victorian estate, 10km east of Avenel and 25km northeast of Seymour, has been listed for sale where it is expected to command eight-figure offers.
The premier rural property is expected to sell for about $15 million, offered to the market by private vendors after last transacting in 2019.
In recent seasons Shadow Creek has carried 400 Black Angus cattle, including 150 breeders, while also offering potential for intensive cropping to complement the beef production.
Shadow Creek has been offered for sale several times in the past decade, previously offered for sale by the late Melbourne transport tycoon Douglas Kefford AO, who bought the property in 1997.
LAWD sales executive Patrick Kerr is handling the sale and said Shadow Creek was a unique offering.
“Shadow Creek is really unrivalled as it combines a highly improved rural retreat with all the
infrastructure for a working cattle stud or commercial operation,” Mr Kerr said.

The centrepiece of Shadow Creek is its glamorous residence, a prestigious four-level Arizona ranch-style homestead which covers 2053 sqm, featuring bespoke blackwood timber, six bedrooms with ensuites.
Guests at Shadow Creek can enjoy 270-degree views from the terraces and a new 25m swimming pool with multiple entertaining areas.
Further accommodation includes a four-bedroom guesthouse and a self-contained unit.
Shadow Creek comprises grey, brown and black sandy clay loams, while also offering a large catchment dam and 1.6km frontage to Reedy Creek and 1.1km frontage to Larry’s Hut Creek.
Secure water for the estate is provided by a stock and domestic bore fitted with an electric
submersible pump that feeds a desalination plant supplying a 200,000-litre water tank.
The water is gravity-fed to a network of troughs and the Shadow Creek accommodation.
Existing farm infrastructure includes steel cattle yards where 725sqm is undercover, with concrete flooring, steel frame with a gable sheet metal roof, bugle race, crush, scales and loading ramp.
The covered work area features lighting, electricity and its own water supply.
There is also a 1850sqm machinery shed and a helipad.
