Allan government release new maps revealing Melbourne streets earmarked for 60m towers on Suburban Rail Loop

New maps reveal the streets where high-rise towers, some soaring up to 60 metres, will be built as part of the controversial Suburban Rail Loop. Check your suburb.

Albanese government releases $2.2 billion for Victoria’s Suburban Rail Loop

Maps pinpointing the local streets where towers up to 60m high will be built as part of the Suburban Rail Loop have been released.

Draft plans for six stations between Cheltenham and Box Hill in Melbourne’s southeast will be unveiled on Monday, showing where land will be rezoned and the streets where new rules will permit apartment towers of up to 18 storeys.

The Cheltenham station map, which includes Southland and Highett stations, shows at least two locations along the Nepean Highway where the maximum height limit will be boosted to 60m, or 18 storeys.

Along the rail corridor between Highett and Cheltenham, apartment towers will range from 21m to 33m.

In Glen Waverley, land at the station and along Snedden Drive and O’Sullivan Rd will feature 60m towers.

Towers of up to four storeys will be allowed 1300m away from the station on Madeline St and Kinnouli Grove.

The maps also show height limits of seven storeys up to 1600m from the rail line, and also depict new trees, outdoor areas and bikeways, in line with the housing pillars set out by the government in its latest housing blueprint released last week.

Premier Jacinta Allan said the maps paved the way for thousands of new homes.

“Building world-class public transport and building affordable homes around it just makes sense,” she said.

“This is the vision that the Suburban Rail Loop delivers. This benefits our whole city because building enough homes for young people near transport and jobs in established suburbs will take pressure off the outer suburbs.”

Up to 70,000 new homes for the new $35bn SRL East activity centres have been planned.

On Monday, maps will be released for Cheltenham, Box Hill, Glen Waverley, Monash, and Clayton.

Suburban Rail Loop minister Harriet Shing said the plans also included the locations of key amenities for “building and shaping these growing neighbourhoods”.

“As construction at six brand new Suburban Rail Loop station sites continues, we are planning for the services, open spaces and connections that locals have told us are important to them, closer to home,” she said.

The plans for the six precincts come after Ms Allan and Planning Minister Sonya Kilkenny revealed a complete list of its 60 activity centres, which will be covered in high-rise apartments — including the SRL station precincts.

Should Melbourne's Suburban Rail Loop project be ditched?

According to the state’s housing policy, 360,000 new homes will be contained in these 60 locations.

Elsternwick, Windsor, and Caulfield are among the latest suburbs to be announced.

The government has targeted these areas in a bid to squeeze as much density near train stations as possible.

Brunswick, Ashburton, and Kew Junction will also host the high-rise towers, which will likely have similar plans to the SRL stations.

Victorians can provide feedback on the draft structure plans from March 17.

The planning amendments are due to be in place by the end of 2026, when construction of the rail loop using the tunnel boring machines is set to begin.

The SRL Authority, which oversees the project’s construction, is now a planning authority and will oversee consultation and what development can occur in precincts, subject to ministerial approval.
