After 27 years in the business, Angelo Bendetti said that getting rid of personal debts caused by using ‘buy now, pay later’ apps is the key to breaking into the property market.

While there’s no denying that housing prices have skyrocketed, Mr Bendetti, who is the Managing Director of Oracle Lending Solutions, said banks are lending money “like there is no tomorrow”.

“A lot of people these days have got Zip Pay, Afterpay, HECS debts, personal loans – all that sort of stuff that really has a huge impact on your borrowing capacity,” Mr Bendetti said.

“So the first thing is to sort of knock them down and get rid of those as much as you can.”

While the mortgage broker understands the “temptations” of these programs, Mr Bendetti encourages those looking to break into the market to be mindful of their use and spending.

“The government grants (and) all the options that are available, the schemes, the stamp duty exemption, the first homeowners grant, really will help a long way to get into the property market, but you’ve got to be pretty proactive, because the competition is huge,” he said.

“We’ve got so many clients going to so many opens and looking for so many properties, and the ones that really chip away every week and continue to ring the agents and do their research are the ones that are successfully purchasing properties.”

The western suburbs local founded his business 23 years ago after always having a “love affair” with property and business.

This week, Mr Bendetti was named South Australia’s best mortgage broker as voted by The Advertiser readers.
