Three proposed residential towers up to 34 storeys high are set to change the skyline of Sydney’s north shore.
Plans for the redevelopment projects, with a total value of more than $400m, are out for public feedback and include 381 new apartments at the northern end of the Chatswood CBD.
Property developer, Aeon Residence Chatswood, wants to build two towers — 33 and 23 storeys — on a block bordered by Anderson, McIntosh and Day streets, where five 3-storey blocks of flats now exist.
Original redevelopment plans for the site, released in 2021 by developers Harry and Jilla Vakili, attracted community concern amid fears that the buildings would overshadow nearby homes.
A resident’s petition to halt what was to be known as The Aeon, made up of 27 and 18-storey towers, was circulated. It warned that the development would make McIntosh St “completely dark, unlikeable and overcrowded”.
The DA did not go any further, but the same developer has now lodged a $311m State Significant Development Application for a redesigned project, now called The Angophora, on the same block.
Its colour was inspired by the distinctive pink bark of the angophora, or Sydney red gum, tree.
It features 258 apartments across the two buildings — sitting at each end of the site — that include 56 “affordable housing” units above a three-storey retail and commercial podium.
The developers stated that the separation of the towers and “stepped building heights” were designed to reduce overshadowing on neighbouring properties.
Plans have also been released for a $95m 34-storey residential tower to be built a little further north on Anderson St.
Documents lodged with its application reveal that it would offer 123 apartments above a 2-storey commercial and retail podium. Two blocks of 1960s flats would have to be demolished.
If it gets the go-ahead its residents would benefit from a rooftop terrace while locals could take advantage of a pedestrian link, which includes a “pocket park” connecting Wilson and O’Brien streets.
An earlier 2023 DA was approved by Willoughby City Council for a building with 113 apartments. But the current application seeks additional height and floor space so it can add affordable housing.
The latest development proposals come as several other major Chatswood apartment projects are in various stages of planning approval.
A $250m, 32-storey tower with 150 apartments is proposed for Archer St.
Plans for a $163m, 46-storey build-to-rent project, known as Novus on Victoria, on Victoria Ave were on public exhibition.
And a 28-storey dual-tower development, with 261 apartments, called Billbergia, is proposed for the Pacific Highway.
