A WATERFRONT site in the heart of Surfers Paradise is to be transformed, with an existing mansion knocked to make way for a new residential tower.

Plans have been filed with the Gold Coast City Council for a 19-storey tower on Cannes Ave overlooking the Nerang River.

Put forward by developer One Cannes Ave, it will replace an existing two-storey riverfront mansion which sits on the land owned by William Morris Linn.

It will have 84 units, split evenly between two and three-bedroom apartments.

It has been designed to feature a giant pool deck on its ground level which will feature a range of high-end features including a lap pool, sauna, ice bath, booths for residents and barbecue facilities.

The tower will feature 135 carparks and 92 bicycle parking spaces.

FULL DIGITAL ACCESS: JUST $1 A WEEK FOR FIRST 12 WEEKS

The proposed tower overlooks Neddy Harper Park and sits a short distance from the $1 billion triple-tower Jewel complex which is expected to finally open in 2021 after years of delays.

It is the second major project planned for Cannes Ave in the past 18 months.

In mid-2019, developer Cannes Ave Pty Ltd put forward plans for a 15-storey tower on the street which would replace a series of 1960s-era houses.

That complex, planned for a 2339 sqm site on Cannes Ave, will have 96 units and 228 bedrooms, split between 60 two-bedroom and 36 three-bedroom apartments.

There will be a total of 119 carparks for residents with a further eight for visitors.
