With a median house price of just $510,000, Werribee is a long way off joining the million-dollar club. But for those in the market to splash some serious cash, here’s what a million big ones will buy you in the city’s west.

A million dollars isn’t much in today’s property market but there’s still plenty of bang for your buck in Werribee.
A Cape Cod-inspired estate in a quiet riverside street has hit the market and with price hopes of up to $1.59 million.

YPA agent Justin Tong told the Leader the five-bedroom home, at 13 Redgum Close, was “completely out of the ordinary” for the area.
“To find a block of land opposite the river with a home that size on it doesn’t come around that often,” he said.
“There’s been strong interest — it’s the kind of property you have to see up close to really appreciate.
“It’s about 17 years old now and there aren’t many homes that age in as good a condition as this one.”
Mr Tong said the owners were empty-nesters who were sad to be leaving the “dream home” they spent about two years building.
“It’s quite a romantic story actually, they were looking through home magazines and the wife fell in love with a picture of a similar home so her husband built it for her,” he said.
“But their kids have now moved out and they’re looking to downsize.”
The couple bought the 3086sq m block of land in 1992 for just $97,500, setting them up to make a tidy $1.49 million profit.
And although Werribee’s median house price is $510,000, there are still a handful of luxury homes up for grabs.

The three-bedroom home is opposite Werribee River and has a wraparound veranda, polished timber floorboards, a kitchen with two ovens and four-car garage with a workshop space.
Mr Tong said Werribee’s $510,00 median house price meant the suburb offered people better value for money than many other outer fringe areas where the median house price was often double.
In 2018 Werribee was the fourth top selling suburb in Victoria, according to realestate.com.au figures, with 871 houses and units sold in the year to November 30.
Nearby Point Cook (with a median house prices of $655,000) came in second with 969 houses and units sold, while Pakenham (1114 sales), Craigieburn (969) and Frankston (869) rounded out the top five.
