Williams Landing the most affordable and liveable suburb to buy a unit

A new suburb in Melbourne’s booming west has surged to the top of the list of the most liveable and affordable areas to buy a unit. Here’s why.

A suburb in the heart of Melbourne’s fastest growing municipality has shot up to the top of the list of most affordable and liveable areas to buy a home.

Williams Landing — located in Melbourne’s booming west — is among the best suburbs for units within 20km of the CBD, with a median price of $423,500.

That’s nearly $70,000 cheaper than Maribrynong, the next cheapest suburb according to the latest PRD data.

Unit prices had to be below the median price across metro Melbourne for a suburb to be ranked among the most affordable in the PRD report, with factors like crime rates, accessibility to schools and public transport as well as unemployment rates considered when determining liveability.

The median price for a one-bedroom unit was $326,000 in Williams Landing in the first half of 2025, with apartments with three or more bedrooms sitting about $585,000.

Williams Landing — which is projected to have a population of 12,000 people by 2036 — was also among the cheapest suburbs for buying a house, with a median price of $790,000.

More than 200 houses were sold in the suburb in FY 2024/25.

It comes as Wyndham’s population has surged past 320,000 people in recent years, becoming the second biggest LGA in Melbourne behind Casey in the outer southeast.

Since 2013 the median price of a unit in Williams Landing has gone up nearly $200,000.

Josh Kalender, a Nelson Alexander real estate agent in Melbourne’s north and west, said Wyndham’s real estate boom was a result of Melbourne’s “inner city bubble getting larger”.

“I grew up in Brunswick 40 years ago and it wasn’t a desirable suburb and now it’s one of the hottest places you can buy. Pascoe Vale was the same and now that’s in the bubble, the more the prices increase in that inner circle the larger the circle increases which raises growth in some of those under performing suburbs that become highly sought after locations.”

Epping — in Melbourne’s north — also made up the top three most affordable and liveable suburbs to buy a unit, with a median price of $490,000.

Liveability was calculated by factors such as crime rates, availability of amenities such as schools and shopping centres within a 5km radius and a low unemployment rate.

Between the start of last year to now median unit prices dropped nearly 3 per cent.

Mr Kalender said there was a significant appetite for units in the first half of 2025.

“When the market opened again in mid-January we noticed an immediate impact and huge attitude shift in the first homeowner sector around buying units,” he said.

“We had a lot more buyers feeling as though the worst was behind them and they had to get ahead of the next wave because there was a lot more talk about growth in the marketplace.”

Nearly 40 per cent of all units sold in 2024/25 went for less than $550,000.

The median rental price for units in Melbourne sits at about $600.

In 2024/25 Carlton had the cheapest units in Melbourne at a median price of $388,750 but — like the other suburbs listed below — did not meet the PDR critera as a “top suburb” for liveability and affordability.

“While these suburbs didn’t meet all our criteria to be classified as ‘top suburbs’, they were selected using the same methodology and still represent strong value for buyers seeking more budget-friendly opportunities,” the report says.

In 2025 it’s estimated more than 5550 new units and 3400 new townhouses will be built in Melbourne.

In the last decade Macleod had the biggest spike in unit prices, jumping from about $207,000 in 2013 to $840,000 now — a 276 per cent increase.

Median unit prices in Kew have also increased by more than 50 per cent during this time.
