Buyers have swarmed on properties in Melbourne’s outer east with record interest on houses for sale in Yarra Ranges and Knox.
And those people selling have decided to live the dream, making a sea change or heading up north.
Melbourne’s strict lockdown eased for real estate agents on September 27.
As part of the State Government’s roadmap out of lockdown booked-in private inspections are allowed with an agent.
Max Brown Montrose manager Allan Dowdell, who sells across the Yarra Ranges, said
He said prices had remained stable due to the demand that was still out there.
Mr Dowdell said more properties had come on the market since the second lockdown.
“There are a lot of people moving to the country, down to the beach or going up north (QLD),” he said.
Methven Professionals Real Estate director Liam Jackson echoed Mr Dowdell’s comments and said many of his clients had decided to sell and go for a tree or beach change, or even head back up to Queensland.
Mr Jackson said during lockdown people who had previously thought they’d like move closer to the sea had thought it’s now or never.
“I think people have thought life’s too short and decided to bite the bullet and move,” he said.
He said over the shutdown sales had dropped across all four offices to a sale a week, but interest had since risen quickly and was back up to 14.
Meanwhile those looking to buy include families looking to head out of the city, he said.
“A house on York Rd with three bedrooms and one bathroom … we’ve had 70-odd inquiries on that,” Mr Jackson said.
“A Kalorama property that was put up 36 hours ago, already has 19 groups booked in for inspections.’
He said there had been a lot of interest on properties of all prices.
“We have a Lilydale property up for $1.6 million, which came on this week and it already has seven groups booked in,” Mr Jackson said.
He said properties priced in the $700,000 to $800,000 bracket were particularly busy.
Barry Plant Wantirna South partner Daniel Cripps said he had also been swamped with 50 to 60 buyer applications per week.
He said there was strong interest from buyers for properties across Knox.
“On Saturday I’ll have 30,” Mr Cripps said.
He said properties between $900,000 and $1 million had been particularly popular with buyers.
