One of Victoria’s biggest doughnut chains could be coming to Bayswater North in a renewed push for a massive corner site overhaul.
Daniel’s Donuts is slated to be part of a $6.95m redevelopment of 154-156 Canterbury Rd with a petrol station and fast food stores.
Service station giant Jasbe’s plans are being advertised after they were lodged with Maroondah Council in May.
The site is home to a used car dealership and is on the corner of Dorset Rd, with petrol stations and other fast food outlets including Hungry Jacks, KFC and a La Porchetta restaurant opposite.
Artist impressions in planning documents show the previously proposed Liberty petrol station, Guzman Y Gomez and Carls Jnr restaurants, and the addition of Daniel’s Donuts, which would be part of the petrol station’s convenience store.
Jasbe, which operates 50 service station sites across Victoria and NSW, has also included room for a four-bay car wash, 53 carparking spaces and 21 bike spaces.
It is Jasbe’s second attempt to build the project after it was refused by VCAT in early 2021, following a rejection from the council in March 2020.
The council felt the project was an overdevelopment for the site, while VCAT’s members had major concerns regarding fuel tanker access and pedestrian safety.
In its submission, prepared with consultants Ratio, Jasbe said its revised plans addressed VCAT’s concerns with a redesigned site layout that kept fuel tankers separated from pedestrians and other traffic.
“The tanker delivery arrangements have been separated from other vehicle movements in and out of the site that is only used by the tanker and will ensure appropriate separation of the tanker from other vehicles,” Ratio director Simon Martin wrote.
“Pedestrian access through the site has been improved via multiple dedicated and linemarked pedestrian walkways between the Canterbury Rd and Dorset Rd frontages into the site and between the tenancies.
“The revised design has improved the vehicle and pedestrian access arrangements, improved the functionality and movement around the service station canopy and petrol area; and has enhanced the landscape offering of the site.”
The council has been contacted for comment.
