Say goodbye to running out of alcohol at your next house party with this unique offering Moonee Ponds — but it doesn’t come cheap.
The “one-of-a-kind” two-storey property at 254-256 Union Rd features a newly renovated apartment on the upper level with a Duncan’s Liquor store on the ground floor.
Nelson Alexander real estate agent David Mogford said it was like “pulling into the bat cave”.
“It’s pretty unique … it’s really central and the real key is it is secure,
“It’s like a fortress with warehouse-style living which is pretty secure with income options below.”
The property is expected to draw in $2.75m-$2.95m at auction on November 19 and has been attracting “very good” interest since hitting the market.
The recently renovated apartment features four bedrooms, three ensuites and a main bathroom and an open living area opening onto a large terrace.
While the liquor store operator wants to extend their lease beyond the existing 12 months, the versatile space has had potential buyers inquiring about turning it into their own business space or a luxury car garage.
“I’ve had one guy inquire about potentially using the space to house his luxury cars but the buyer will have the option of using downstairs as a lease option or they might look at using it themselves,” Mr Mogford said.
“I haven’t ever (rented out a liquor store) but that’s not to say people couldn’t use it for their own little hobby.”
