Cheltenham Laminex factory to become massive office, retail and residential precinct with direct Southland link
A MULTIMILLION-DOLLAR redevelopment of a 5.5 hectare factory site within walking distance to Southland in Melbourne’s southeast can’t go ahead the way things stand today. So, what needs to happen?

CHELTENHAM’S Laminex factory will close its doors to make way for a multimillion-dollar complex, which will provide a direct pedestrian link to Southland.
The complex of apartments, shops and offices slated for Cheltenham will provide easy access to trains and Southland Shopping Centre.
The revamp is planned at the 5.5 hectare Laminex site on Bay Rd, owned by Fletcher Building Limited.
It wants to build a mix of modern office space, restaurants, cafes and retail stores, as well as apartments and space for “low impact” industries.

It also says it will reserve a large portion of the land for community open space use.
The site borders the residential neighbourhood soon to be known as Pennydale and is within walking distance of Southland Station.
The redeveloped site would have direct pedestrian access to Southland Shopping Centre.
The site’s manufacturing factory will eventually close to make way for the redevelopment but Laminex will continue to operate in Victoria.
The time frame on the project depends on changing the site’s planning zones.
Planning minister Richard Wynne will have the final say on whether the site is rezoned but Bayside Council will remain the planning permit authority.
Planning consultants Environmental Resources Management spokesman Frank Perry said the plan would increase job opportunities and the amount of open space in the area.
No plans have been drawn up but Mr Perry estimated the final cost of the project would be “tens of millions of dollars”.
