An “abundance” of parking is a rarity in Shepparton’s CBD, but one property for sale in Maude St is bucking that trend.
The old Uniting Church is still up for grabs, and the real estate agent says there are “all sorts of different options” for what the two buildings could be transformed into.
Gagliardi Scott Real Estate director Rocky Gagliardi said the property at 152-160 Maude St was a “rare piece of land” right in the heart of the CBD.
He said the church and the church hall on 1827sq m could be sold as one title, or subdivided into two.
“The beauty about it is that it is a church in the middle of town, but also for the amount of parking that you just can’t get in commercial properties,” he said.
“Probably one of the most unique things about it, is you get proper CBD parking, and an abundance of it.”
Mr Gagliardi said the opportunities were endless, as people had turned old churches into AirBnBs, restaurants, shops and homes.
“The smaller church is pretty much a blank canvas if someone wants to redevelop, whether it’s offices, if they’re going to have a business in it, whether they want to convert it to residential units internally,” he said.
“Even a restaurant or cafe, there’s all sorts of different options.”
Mr Gagliardi said the larger building, the church, had a complete renovation by the previous owners to include a commercial kitchen and restaurant set up.
The internal layout is sloped, meaning diners could be looking down from elevated platforms towards a dancefloor or live music space.
There are heritage overlays on the property so external renovations cannot be done but Mr Gagliardi said the buildings were sturdy and did not need them anyway.
“It’s at least 100 years old, it has a pretty original look as one of the original churches in the Shepparton CBD,” he said.
“There’s all that character and charm.”
For the entire property the current asking price is $1.3m.
“It’s a pretty unique block with major draw cards, so it all depends on what someone is looking for,” Mr Gagliardi said.
