Several developments passed at Bass Coast Council meeting

A $3.7m apartment complex will be built on the Bass Coast. See the plans.

Bass Coast council considered a range of planning permits at their Wednesday council meeting.

They included an apartment complex for San Remo and a large house in Cape Woolamai.

Take a look at what was approved.

San Remo

Councillor Bruce Kent said he was excited for this development.

“We need this type of quality development in this area,” he said.

An application was submitted to council to construct an eight dwelling building on Pike St in San Remo, in the newly developed Panorama Estate.

The land is within 400m of the San Remo Pre-School Centre, Maternal and Child Health Service, and the San Remo Sporting precinct.

The application said the surrounding land is virtually undeveloped and there was no threat to the existing character of the neighbourhood.

“The land is considered to be well located within a recently established residential area which is adequately serviced by infrastructure and is well located regarding passive and recreational opportunities. It is also noted that the subject land is a ‘super lot’ whereby it was intended that the land be developed with a multi-unit development,” the application read.

Each apartment will have three bedrooms and their own parking available.

There was some concern the building would impact the views of future properties built in the area however, it was submitted the impact would be minimal due to the property being situated lower on the hill.

The cost of development for the proposal is $3.7m.

Cape Woolamai

A large new house will go ahead with being built in Cape Woolamai.

The proposal submitted to council is for the construction of a two-storey dwelling, including an additional basement, with four bedrooms, four bathrooms, an enclosed suspended pool on the first floor, and a second-floor rooftop deck.

Councillor Rochelle Halstead said she acknowledged the concern residents raised about the height of the building however, she said the 7m mark was merely a “trigger point”.

“That height is just a trigger for us to investigate further,” she said.

The home would include two car parks with electric vehicle charging stations and would require the removal of three trees on the site.

The building would be about 8.3m above ground level.

The site is located on the western side of The Esplanade, between Maroubra Drive to the north and Manly Ave to the south.

The site already contains a double storey house which will be demolished.

“The visual amenity and landscape character of the coastal area will be retained, as the proposed dwelling will be confined to an existing allotment in an established residential area. The character of development in this area is demonstrated by evolving development which is prominent, and clearly visible from public areas and the coast,” the proposal read.

Five objections to the project were received by council with concerns around the building’s height and it setting a precedent for large buildings to be built in Cape Woolamai.

Jam Jerrup

Council said their hands were tied over a petition was received to seal a road in Jam Jerrup.

The community was consulted about sealing Bay Rd and Foreshore Road, to find out how many people would be willing to financially contribute to the project.

Community engagement took place from June 15 to August 10 this year to identify what and where the community believed the issues in Jam Jerrup are.

Council also provided property owners with a questionnaire, to find out whether they would like these issues to be addressed by Council and would be willing to financially contribute towards an upgrade project.

The results of the engagement showed 46-47 per cent of property owners saw a need for a road and drainage upgrade and would be willing to financially contribute.

However, the report said there was not enough support to make this a priority project.

Councillor Bruce Kent said the “bottom line [was] not enough people stepped forward to support the project”.

Councillor Rochelle Halstead apologised to the residents who did want the road sealed.

“In the future hopefully it can change,” she said.

Instead council said they would “investigate low cost interim treatment measures that can address dust and traffic safety issues along urban unsealed roads as part of a Council wide strategy”.

This would include things like slow down signs and speed cuchions.
