A popular Ballarat delicatessen and wine shop has plans for a $265,000 refurbishment that would include a new cafe and bar area open until late.
Campana’s development application is currently before the City of Ballarat and is subject to approval.
The proposal includes a new entrance and windows on the Mair Street side, a skylight on the roof above the cafe and a possible mural.
A signed black unilluminated verandah would wrap around Armstrong Street and Mair Street in place of the current grooved metal cladding.
Campana’s also proposes that its liquor licence be extended to include the pavement outside the shop for the sake of outdoor dining.
Planning documents say demolition has been minimised as much as possible, and most of it would be contained to areas not visible from the street.
“The majority of the existing building will be retained below the roof form,” they said.
“The building has been substantially altered over time with tiled and brick cladding.
“The only original part of the building that is visible from the streetscape is the double storey section along Mair Street. This is proposed to be retained and restored.”
Part of the proposal includes the remove and replacement of brick and metal cladding currently on the building.
“The rendered brick cladding and reclaimed brick provides a modern interpretation of the original brick and rendered building and updates the current outdated facade,” documents said.
“Windows are proposed along the Mair Street facade which will provide a more active street frontage.
“The location and proportion of these windows has aimed to utilise existing spaces where windows/doors existed as well as reflect the rectangular proportions of the original windows and other windows in the precinct.”
There would be no alteration to the overall shape or scale of the building, and nearby car parking would remain the same.
There are no proposed changes to Campana’s operating hours, but the bar and cafe area would be open from 4pm to 11pm.
A decision on the application is expected in July.
