Sunland seeking approval for twin tower project at Labrador

THE Sunland Group is set to embark on its first tower project in the city since 2006 – twin apartment buildings overlooking the Broadwater at Labrador.

THE Sunland Group, developer of a dozen Gold Coast highrises, is preparing to embark on its first tower project in the city since 2006 – twin apartment buildings overlooking the Broadwater at Labrador.

The listed group, developer of the Q1 super-tower, plans 25-level elliptical towers on land that houses a KFC outlet and the former Holy Mackerel seafood restaurant.

Sunland is seeking development approval for the project, which will front both Frank St and Marine Parade.

It is one of a string of high-rise and multi-level ventures the company will seek approval for in 2015, including redevelopment of Mariner’s Cove on the Southport Spit and development of the $61 million, 42ha Lakeview site at Mermaid Waters.

David Brown, director of special projects, yesterday said the Labrador project, tentatively tagged One Marine Parade, was the latest display of Sunland’s faith in Marine Parade as a lifestyle address.

The company previously has built the Grand, Lumiere and Crystal Bay towers in the street.

“It’s a strip that offers residents lifestyle attributes such as swimming, fishing, walking and restaurants,” said Mr Brown.

He said company chairman Soheil Abedian lived in Lumiere and could see, from apartment resales, that there was a big demand for two and three-bedroom units on Marine Parade.

The eastern tower in One Marine Parade would have 96 two and three-bedroom apartments and include a restaurant-cafe.

Tower two, which would have a north-easterly aspect, would have 143 two-bedroom units.

Mr Brown said the towers, which would appear as “curvaceous sentinels” on the Broadwater, would be similar in shape to the Mirvac group’s Liberty highrises at Main Beach.

“We’re sure there’s a strong market among both owner-occupiers and investors for the One Marine Parade apartments,” he said.

Mr Brown said Sunland hoped to have the towers approved by October and then, subject to pre-sales, to begin construction in early 2016.

Sunland bought the Holy Mackerel site for $9.06 million in 2007-08 and in 2010 gained approval for a 25-storey building.

It enlarged the site to 6059sqm when it picked up the KFC property, which has a Frank Street frontage, for $2.689 million in 2013.

Sunland built its first Gold Coast tower, Malibu at Main Beach, in 1987 and its last, Avalon in Surfers Paradise, nine years ago.
