Buyers line up for slice of high life at Hedges Ave

GOLD Coast’s most golden piece of coast has fired for the first time in 2016, with two sales already in the bag for 2016.

GOLD Coast’s most golden piece of coast has fired for the first time in 2016, with two sales already in the bag for 2016.

Former Hayman Homes owner Stephen Anderson’s property at number 239 has reportedly sold for $6.1 million, while number 36 settled yesterday at rumoured price just under $2.1m.

Property records show the seller at number 36 had the home for less than six months after buying it for $1.95m last July.

Harvourt Coastal agent Tolemy Stevens, who made the sale, said the vendors were an older couple who found the stairs in the three-bedroom home, on the western side of the street, less than luxurious.

He said the home had not made the first week of advertising before it was bought and that he had dozens of other genuine buyers waiting in the wings.

“By the time I’d put the sign out the front and hit the internet, it was enormous,” he said.

The three-bedroom, three-bathroom number house at 239, reportedly sold to a farming family, was built in 2008 and last sold for $5 million in January 2013.

Five multimillion-dollar properties were sold on Hedges Ave in 2015, including number 25, which sold in April for $5m and number 93, which sold in March for $5.6m.

Other sales included number 133, which sold for $1.275m in February; number 192, which sold for $1.41m in June; and number 36, which sold for $1.95m in September.

A flurry of smaller sales in unit blocks were also a feature of 2015 Hedges Ave sales, with 18 apartments on the western side of the prestigious street selling for between $330,000 and $1.3m.

There are two high-end properties currently for sale on Hedges Ave, including number 11, which is listed by Tony Velissariou for $9.75m.

Number 159, owned by Frank and Adele Picone, is for sale at $15m — yours for weekly payments as low as $13,196 — and is being marketed by Michael Kollosche.

Professionals Mermaid Beach director Luke Henderson, who is auctioning two Hedges properties on Wednesday night, said buyers looking to make the most of a Hedges investment could make better returns buying older units in blocks rather than trying to purchase villas on split blocks or older homes for knockdown.
