It’s one of the most talked about slices of real estate in Coffs Harbour, and now the cliff top compound of embattled former coal billionaire and one-time Newcastle Knights owner Nathan Tinkler has hit the market.
Although listing agents James McCowan and David Medina from Sotheby’s New South Wales declined to comment on any details related to the sale, reliable sources have indicated to News Corp the waterfront estate could sell for around $30m.
Tinkler set a new Mid North Coast price benchmark in 2008 when he purchased the Sapphire Beach home for $11.5 million from Microsoft pioneer Jaybe Ammons and his wife Shelley.
A decade earlier they had spent approximately $2.8 million amalgamating the sprawling 2ha site at 42 Coachmans Close just north of the Big Banana.
Rumour has it, the fallen mining magnate brought in Feng Shui experts to transform the home and council records show approved renovations in 2011 were valued at $1.8 million.
Today the incredibly private sprawling land parcel is on par with a luxury private resort featuring a palatial main residence accompanied by two standalone villas. In total, the property has 15 bedrooms, 15 bathrooms and room to securely park up to seven cars, ideal for showcasing a prestige car collection.
Blending both modern Mediterranean and Asian design elements, the sophisticated coastal property has multiple pagoda annexes with plenty of outdoor entertaining spaces and terraces to capture the dramatic ocean backdrop or mountain hinterland from every turn.
From the hotel suite inspired main bedroom there is a wraparound terrace with a panorama of the Solitary Island Marine Park, and the contemporary home office is the perfect remote working zone with inspiring views.

The grounds include a 25m lap pool, children’s play area, rolling lawns, a freestanding cliff’s edge gazebo and private beach access. The house is framed on both sides by established bushland for total privacy.
Positioned between Coffs Harbour and Woolgoolga, Sapphire Beach is home to numerous holiday resorts, grand executive homes less than 30 minutes from the local airport and is approximately 15 minutes to the town centre.
Sapphire Beach is positioning itself as a multimillion dollar prestige playground with several high-profile listings rarely seen on the Coffs Coast. Sotheby’s New South Wales directors James McCowan and David Medina are also currently marketing 24 Oceanfront Dr just down the sand from the Tinklers as well as a nearby hinterland property at 235 The Mountain Way.
While the Sapphire Beach property has been a part time home for Port Macquarie-born Tinkler and his family over the years, records show the title is in the name of his company Noorinya Holdings.
Mainstream media reports have placed Tinkler’s outstanding debt to creditors at more than $500 million. In 2011, Tinkler’s wealth was estimated at $1.13 billion when BRW magazine named him as the richest Australian under 40.
