Gold Coast land prices: What you’ll pay in northern suburbs

Gold Coast housing prices skyrocket

LAND prices are blowing out in the northern Gold Coast, with 400sq m blocks without water or hinterland views skyrocketing to more than half-a-million dollars.

Real estate experts say the scarcity of land across the region is contributing to the spike in prices and they will remain until extra stock hits the market.

The Niche Glade Estate, located in Maudsland behind Pacific Pines, is a 40-lot infill parcel of land with blocks 400sq m and above. Prices for 400sq m start at $525,000. The largest block left, 522sq m, is priced at $605,000.

As a comparison, in 2006 a 704sq m block of land with hinterland views at Pacific Pines sold for $194,000. Back then this was considered an average-sized lot for the Gold Coast. Now 400sq m is considered a large block in the south east.

Niche listing land agent Mark Todd, of LJ Hooker Yarrabilba, said 25 blocks had sold with 15 still on the market.

Speaking about overall land availability, UDIA Queensland chief executive Kirsty Chessher-Brown says “it is important we balance the delivery of new housing so we can provide people with choice.

“Detached homes are an important part of the mix and certainly there is a land supply issue on the Gold Coast for delivering more freestanding homes.

“Our most recent data on land sales from CoreLogic shows that the median land price is now $308,500, which is up 3.9 per cent compared to the previous 12-month period.”

Mr Todd, who has been selling vacant land for 22 years, said Gold Coast blocks were selling at a more premium price and that it was unlikely to change any time soon.

“Available land is hard to find, it influences the price point but block size is the most important and has more influence. Buyers prefer larger blocks these days, they are happy to pay a premium for space to add to lifestyle.

“Without additional land stock becoming available the current stock will become absorbed into the marketplace over the next six months or so at the increased prices.”

Across the highway from Maudsland at Helensvale, The Surrounds at Buckler Drive has a 448sq m block under offer for $549,000 and a 341sq m site for sale at $469,900. A piece of land that’s 406sq m is priced at $549,000.

Prices further north at Pimpama, one of the fastest-growing suburbs in Queensland, have soared compared to a year ago, with prices back then ranging from $240,000 to $315,000.

Now a 389sq m block at Fairboune Terrace in Pimpama is selling for $560,000 and a 420sq m lot, with neighbours on three sides, is offered at $400,000-plus.

At Coomera in the Foreshore estate, a 747sq m piece of land is on sale for $699,000 while eight lots ranging in size from 180sq m to 316sq m on Wild Kaiser Road in Coomera are priced between $249,000 and $289,000.

Across the highway at Upper Coomera, a 629sq m block is selling for $489,000, nearly $150,000 more than what a similar-sized lot sold for in 2019.

A 2668sq m block in Charlies Crossing Road has been subdivided, with a 700sq m chunk of it on the market for $505,000.
