Construction will begin on The Spit’s first new resort development in early 2024.

Developers Gordon Corp, headed by Tim Gordon, and partner Bruce Mathieson have tapped building giant Multiplex to create its $300m residential project on Sea World Drive.

It will be the first of more than $1.3 billion worth of approved developments for the area to be built.

Mr Gordon said more than 300 jobs would be created during construction of the Mantaray Marina and Residences, which will be built on a site next to Mariner’s Cove.

“A development of this calibre requires a Tier-1 contractor and our partnership with Multiplex provides quality, certainty, and more than 60 years of local and international experience,” he said.

“Mantaray Marina and Residences has been designed as a world-class residential experience and our investment in this precinct will create one of the globe’s most coveted residential and superyachting destinations.”

Multiplex regional director Michael Sinclair said construction of the three-storey development would take two years.

“Delivering an integrated residential, retail and superyacht precinct to a standard Australia hasn’t experienced until now is an exciting undertaking for our team, who are well versed in premium mixed-use developments,” he said.

“Like many Tier-1 builders, we are selective about the projects we undertake and The Mantaray Marina and Residences is without doubt an exceptional addition to our workbook.”

The three-storey, 24-unit complex will also have a 67-berth superyacht marina.

Part of the marina will be devoted to the The Mantaray Club – an exclusive members-only on water lounge.

And there’s plenty more development to come.

The Gordon Corp marina will sit alongside the “white glove” superyacht marina which the Melbourne-based Giannarelli Group, alongside joint venture partners Pelligra Group, want to build into its six-star Ritz Carlton project.

The Ritz Carlton project will have its own floating beach club alongside more than 5000sq m of restaurants and bars.

The $480m development was approved by the council in August.

A proposed $500m redevelopment and expansion of Marina Mirage was given the green light by council in late November and is expected to be built by 2027.

The project, put forward by Makris Group, will include a boutique hotel, waterfront residences, and supercharged retail and dining.

Makris Group boss George Makris said at the time it would create more than 500 construction jobs.

He also said he was in the “final stages” of an agreement with “one of the world’s largest boutique hotel brands” to operate the resort, which will have more than 110 hotel rooms.

The company is in early discussions with Hutchinson Builders to construct the project.

Meanwhile, tenders remain out for the Village Gateway site occupied by the Water Police complex and the Village East Resort, home to the former Golden Door gym.

The Village East developer will be required to revamp it as a “resort-style complex with a public plaza flowing from SeaWorld Drive to the ocean and relocation of the public carpark south into Hollingdale Park”.
