AN unusual proposal for an “adults only” six-star luxury tower has received a mixed reaction from Gold Coasters.

Leading developer KTQ Group last week filed a development application for Seren, a 42-storey mixed-use residential and “six-star” hotel tower.

Planned for an absolute beachfront site on Garfield Terrace, it has been developed as adults only in a unique sales pitch to appeal to the exclusive luxury and up-market crowds.

Bulletin readers gave the project a mixed reaction.

Reader Jackson described it was “pretty silly” while Bel said they did not believe the adults only concept was enforceable.

“With the mixed use residential I don’t see that actually working,” they wrote.

“What if you buy and then subsequently unintentionally fall pregnant. Or else you have an adult child that dies and you become guardian to the grandchildren.

“ So you are expected to sell your home if that happens? Having children around is a pretty biologically normal thing.”

Others were more in favour.

“Thank you. Hate screaming kids jumping in and out the pool,” wrote Magpiechick.

“And then they take over the spa like it’s the kiddies pool or something. Parents don’t seem to hear them nor care when they misbehave on holidays.”

First look: Coast’s first adults-only luxury ‘six star’ hotel tower

A NEW Surfers Paradise high-rise will become the Gold Coast’s first-ever adults only building.

Leading developer KTQ Group will on Monday file a development application for Seren, a 42-storey mixed-use residential and “six-star” hotel tower.

Planned for an absolute beachfront site on Garfield Terrace, it has been developed as adults only in a unique sales pitch to appeal to the exclusive luxury and up-market crowds

It is KTQ Group’s second Gold Coast project, with the company already building its $380m Kirra Point development on the former Kirra Beach Hotel.

KTQ co-founder and rich-lister Peggy Flannery said the adults-only hotel was part of an “innovative, dual concept”.

“Serēn furthers KTQ’s commitment to developing a legacy of superior properties that align with our values and aspirations,” she said.

“We are delighted to be creating something truly inspired for this site with this exceptional team we have assembled.”

According to documents which will be filed with the council, Seren’s lower levels will feature a 60-room adults-only hotel on its lower levels, with 60 residential apartment on its upper levels.

KTQ development director Jeremy Holmes said the adults-only concept had been developed after a “light bulb moment”.

“The idea of adults only came from doing something different and creating a new market,” he said.

“It will be the type of hotel which does not exist on the Gold Coast all right now and fits in with the luxury brand.

“We had a light bulb moment when we built Elements at Byron Bay and had an ‘adult’s only’ corner and the response we got from the market was incredibly strong.”

This will include 56 half-floor, 350sq m three-bedroom units, three full-floor units and topped by a two-storey penthouse.

Mr Holmes said the tower had been designed to maximise exclusivity for its residents.

“Every moment of the occupant’s experience has been meticulously curated to ensure a fluidity and ease of living,” he said.

“Complete privacy and separation between hotel and residences is ensured via separated access, lifts and recreation facilities.

“This combined with the full suite of hotel benefits available to residents including the concierge, in-room dining and housekeeping, it defines the next generation of luxurious and carefree living.”

The tower was designed by Brisbane-based architecture firm Little Boat Projects.

Its amenities will include pools, a dedicated “wellness” floor, and garden rooms.

Garfield Terrace has rapidly become one of the Gold Coast’s most sought-after streets for developers, with Seren the sixth new tower to be proposed for the stretch of road in less than a year.

They include:

Central Equity’s $500m, 56-storey Pacific One.

ASF Group’s 19-storey The AU Surfers Paradise.

Sammut Group’s 35-storey, $200m Coast tower.

Frank Developments’ 31-storey Mira.

Iris Capital’s 38-storey AALTO.

City planning boss Cr Cameron Caldwell welcomed the crop of towers as a “strong sign of investment” in the Surfers Paradise housing market.

“Council has seen a significant uptick in high-quality developers planned for sites on the coastal strip near the light rail route,” he said.

“It is a welcome sign of continued confidence in the city’s housing market.”
