Gold Coast development: Surfers Paradise luxury towers revealed for beachfront Garfield Terrace sites

Two of Australia’s most high-profile developers have unveiled a pair of luxury beachfront towers for neighbouring sites near the heart of the Glitter Strip. And they’re keen to see the Oceanway.

TWO of Australia’s most high-profile developers have unveiled a pair of luxury beachfront towers for neighbouring sites near the heart of the Glitter Strip.

Surfers Paradise’s Garfield Terrace is fast becoming the Gold Coast’s busiest stretch of road, with raft of new luxury high-rises planned set to front one of Australia’s most famous beaches.

Sydney-based developer Iris Capital, headed by CEO Sam Arnaout, has unveiled plans for Seventy One on Garfield, a 38-storey luxury tower being marketed as “the ultimate location”, for an 865 sqm site just a handful of metres away from BMD Northcliffe Surf Life Saving Club.

Replacing the eight-storey Premiere tower, it will feature 52 units and a two-storey beach house, along with 115 car spaces.

In documents filed with council, Iris Capital said the tower would be “a new breed of building”.

“The heart of Surfers Paradise is experiencing a spike in new projects and is repositioning itself in the Gold Coast skyline as a moving force,” the planning report reads.

“Narrow sites are challenging and quality urban design principles are therefore more important than ever.

“Reclaiming direct visual connection between the street and the beach and enhancing permeability is essential.”

Iris bought the site for more than $21,000 a sqm in October.

It will be Iris Capital’s the company’s second Gold Coast project.

In September it unveiled its $1bn V & A towers project for the old Niecon Plaza site in Broadbeach.

Meanwhile, fellow Sydney based developer Weiya Holdings, the company behind the controversial Old Burleigh Theatre redevelopment, has filed plans for a 38-storey luxury tower on the neighbouring block from Iris.

The tower, named AALTO, will replace two ageing weatherboard houses and will have 64 units and 153 car spaces in a five-storey underground carpark.

Planning documents filed with council reveal the project, designed by Brisbane-based firm Conrad Gargett, will incorporate the Surfers Paradise stretch of the Oceanway into its design.

“Significant consideration has been given to the interaction between the building’s ground level and the street,” a planning report on the project reads.

“At the beachside there is a significant hind dune system that separates the site from the active beach front.

“However, future planning could see the establishment of a coastal pathway adjacent the site so, therefore, thought has been given to the interaction of this interface as well.”

Weiya Holdings, headed by Wei Wang, is preparing to build the 14-storey De-Luxe tower at the Old Burleigh Theatre site.

The projects will go before council’s planning committee in mid-2022.
