Coomera Urbana Village: Cadmium Development project’s big next step

The developer behind a giant four-tower project in the heart of a suburb which currently has no high-rises, is pitching its project as a solution to the Gold Coast’s housing crisis. FIND OUT WHY

Gold Coast housing prices skyrocket

The developer behind a giant four-tower project in the heart of Coomera is pitching its project as a solution to the Gold Coast’s housing crisis.

Public consultation on the 700-unit Coomera Urbana Village will begin on Thursday more than eight months after it was first unveiled to the public.

The towers, put forward by Cadmium Development, are the third stage of its under-construction Urbana project and will rise from between 16 and 25-storeys above their podium level.

It will be built on a site just east of Westfield Coomera on Foxwell Road and will have 720 units, restaurants, retail, a gym and medical centre.

Cadmium is developing the project with partners Tactica Planning and Development and Archidiom Architects.

Tactica director Tim Clairfayt warned Coomera was already under the pump, saying it was “set to be the second biggest centre on the Gold Coast behind Southport, yet it is already faceing a significant under-supply of housing for key workers and families.”

“This beautiful development will elevate Coomera, and offer more affordable, large units than anywhere else on the Gold Coast,” he said.

“This development is an incredible asset to not only house the existing residents but essential workers and students.”

Mr Clairfayt said the development coincided with “a significant period of growth” for the suburb which included the Coomera Connector motorway project, the new Coomera public hospital, both of which are under-construction and the existing shopping centre.

Archidiom Architects Director Michael Chan said it had been designed to blend in with the suburb.

“The place we choose to live often shapes our thoughts, memories and emotional response to the outwardly built environment. Coomera Urbana Village is our answer to this sanctuary where many will call home in the years to come,” he said.

“Tranquillity can be found behind the towers facades where residents can have access to convenience amenities.

A key feature of the project is a town square which was “ inspired by some of the world’s greatest public squares”.

It is the latest step in a long journey for Cadmium to develop the site. The council rejected the first stage of the project earmarked for a site on Coomera’s Foxwell Rd, in early 2018 over a range of environmental issues.

Council voted the project down despite planning staffers recommending it be approved.

But the Planning and Environment Court overturned council’s decision after the developer appealed against the decision.

The project, first proposed in 2017, was for 134 town houses across a four-stage development.

The second stage, approved in 2020, feature four towers of up to six storeys.

Public comment on the development will run until mid-December.
