One Park Lane: Australia’s tallest tower planned for Southport site on Gold Coast

A Melbourne-based consortium is planning to build Australia’s tallest tower – at a whopping 101-storeys – in the heart of Southport on the Gold Coast.

The two tower project, to be known as One Park Lane, is earmarked for a 1507 sqm site behind Southport Bowls Club which is close to the location of a planned new indoor concert arena.

It will include a residential skyscraper, which if realised, will top out at 400m, and a 60-storey commercial tower.

The bigger tower will surpass Q1 in Surfers Paradise to become Australia’s tallest tower by metreage. It will also surpass the Australia 108 tower in Melbourne by a single floor to become the southern hemisphere’s tallest building by number of storeys.

However it would only crack the world’s top 45 buildings, coming in at less than half the size of Dubai’s Burj Khalifa.

The two towers in the development would be joined by a giant skybridge at the 22nd level.

If approved, construction would begin before Christmas.

The consortium behind the project, which is led by businessman Tony Goss, bought the site in 2021 for $2.1m. It has quietly been working in the background for the past three years to consolidate land around the planned development, which it submitted to the Gold Coast City Council for assessment on Thursday.

The project has already secured support from both Gold Coast Mayor Tom Tate and area councillor Brooke Patterson.

Development manager Brett Rogers, from consortium partner Baracon, said the submission of the application had been a long time in the making.

“Perfectly positioned in the Southport CBD just a stone’s throw from Council’s proposed arena in Carey Park and right on the light rail line, we expect One Park Lane to be highly sought-after by buyers,” Mr Rogers said.

“We know the private sector has a vital role to play in helping ease the housing shortage here on the Gold Coast and we’re proud to be part of that solution.

“While our town planning lodgement was longer than we had hoped while we worked through matters with the State Government, we are pleased that by working together the ultimate outcome will lead to an exceptional development for all.”

The residential tower will have 176 units, including a three-storey penthouse.

The commercial tower will have 11,500 sqm of office space.

Negotiations have been ongoing with the state government to consolidate the site.

Mr Tate said the proposed Gold Coast Arena development – expected to have at least 12,000 seats and be built in time for the 2032 Olympics – was proving a catalyst for the transformation of the city’s CBD.

“It’s great to see an application of this magnitude in Southport which has the potential to be a great boost to the city’s housing stock and provides a vote of confidence in the Southport market,” he said.

“I note the proponent has specifically called out the benefits of the Gold Coast Arena and I have no doubt that project will prove to be a great investment with Southport so beautifully located to the light rail, the arena, Griffith University and hospital and the health and knowledge precinct.”

Ms Patterson welcomed the project, saying it was “exactly the kind of catalytic development we want to see in Southport”

“The development will bring new residents, high-quality commercial space, and exciting hospitality offerings to the area, helping to activate the CBD and support local businesses,” she said.

“It’s a strong vote of confidence in Southport’s future and I’m pleased to see it progress to council for assessment.”

Construction has begun on a social housing tower in Southport.

The 23-storey tower, which will contain 200 units, is being built on a site on the corner of Scarborough and Queen streets,next door to a proposed 101-level residential tower and 60-storey commercial tower.

The first sod was turned on Wednesday by Housing Minister Sam O’Connor and Southport MP Rob Molhoek.

Construction is expected to run until mid-2027.

Mr O’Connor said the project, a collaboration between the state and federal governments, would become a home for people “at risk of homelessness or sleeping rough”, which would also provide support.

“We are working with all levels of government, and with the community housing sector, to deliver more homes for Queenslandersin need,” he said.

“Importantly, this project will provide 200 vulnerable Gold Coast households with much more than a safe and secure roof over their heads.”
