The first lots of a major urban development in Greater Darwin are ready to hit the market, offering Territorians a chance to enter the property market for less than $200,000.
Marking a significant milestone of the Holtze Land Release (Stage 1), the land developer of a new neighbourhood dubbed The Parks has acquired a development permit and is offering an initial release of 33 lots starting from $189,000.
A total 544 lots will be developed at the site opposite Palmerston Hospital, and the first residents are expected to be able to start moving in from late 2026.
Development Director Andrew Bartington said the neighbourhood offered a range of housing choices, was close to amenities, and had been designed around a central network of interconnected green spaces.
“Every residence is within roughly 200m of a park,” he said.
“Each has an identified purpose – children’s play area, dog park, an active park with basketball court, climbing wall, footy oval, and then a fourth park which is more of a passive space – that’s why it’s called The Parks.”
Mr Bartington said land releases were expected to roll out over seven years, but could be delivered sooner depending on market demand.
Buyers will be able to select their own builder, and a number of local businesses have been engaged to build a display village.
“We’re expecting to see house and land packages at under $600,000, so it really offers affordable opportunities from 360 sqm lots, right up to 800 sqm plus,” Mr Bartington said.
Real Estate Central, overseeing sales and marketing of The Parks, described it as “a new era” for Holtze.
“It’s really an incredible once in a lifetime opportunity,” director Daniel Harris said.
“I doubt we’ll see fully serviced suburban blocks for under $200,000 ever offered again in Darwin.
“We’ve been overwhelmed with inquiries, and we’re excited to now offer them for sale.”
Mr Harris said it was a particularly attractive opportunity for first homebuyers seeking to take advantage of the government’s $50,000 new home builders grant.
The NT Government’s HomeGrown Territory and Fresh Start New Home schemes include three different grants ranging from $10,000 to $50,000, making it the most generous housing package in the country.
Treasurer Bill Yan said 360 applications had been received and almost 65 approved since the grants launched in October.
“We are providing Territorians with the best possible opportunity to put down roots and build their life here in the Territory,” he said.
Planning Minister Joshua Burgoyne said The Parks development would help cater to future population growth, support the expansion of the Palmerston Regional Hospital, and the development of Greater Holtze.
Up to 11,000 new dwellings could be built if Greater Holtze (including Kowandi, Howard Springs North and Holtze North) are fully developed as planned.
Holtze Land Company Director, Jessie Risk from AKJ Services, said the development was being delivered “by locals for locals”.
“We want to see families here, raising their children in a safe and welcoming environment,” he said.
