15-storey hotel proposed for South Tce

A super skinny 15-storey hotel is the latest proposal for a location on South Tce nearby a site with similar designs rejected in the past.
Future Urban put forward the ambitious design on behalf of Nic Design Studio in October last year.
The proposed hotel sits at the corner of South Tce and Morphett St and is expected to be operated by Wyndham Hotel Group.
Future Urban’s plans contain 94 guest rooms, a gym, conference area and a cafe looking onto the southern Adelaide Parklands.
The dimensions of the hotel are quite constricted, with 9m width at the main entrance on South Tce and 31m length on Morphett St.
With limited options to build out, the application proposes to build up, with the 15-storey building reaching 41.8m high.
This is 5.8m above the maximum height for that area of 36m.
In 2023, a separate proposal for a 12-storey 51.4m tall residential building at 76 South Tce was rejected, with that building’s height cited as a concern.
The controversial project was later downsized by developers Carlisle Developments, with The Council Assessment Panel approving a revised eight-storey design at a secret meeting held in October 2023.
Associate director of Future Urban Renae Grida said she was confident the height of their proposal at 81 South Tce would not be an issue.
“The project team has worked closely with the City of Adelaide administration to address their design-related feedback,” Ms Grida told The Advertiser.
“The proposal satisfies the relevant criteria which permits buildings taller than 36 metres to be constructed in this location.”
Each of the 94 compact hotel rooms will have an average floor size of 10m².
This is significantly smaller than nearby hotel rooms.
The ground floor will host a reception and cafe, with level one also containing a gym.
The application will close on April 14.
