A 196-unit “vertical village” with a large plaza, gym and rooftop recreation areas for senior is in the works for the edge of the Oran Park town centre, in one of Sydney’s most rapidly growing suburbs.
The Sydney Western City Planning Panel is currently assessing the ambitious $167m project, which is to be called the Tulich Lifestyle Village.
Planning documents have revealed details of the “regionally significant” village, which will rise in the form of eight- and 10-storey buildings over a double-deck basement carpark for 209 vehicles and 14 bicycles.
There will be a cafe, restaurant, shops, salon, health spaces and bar on the ground floor of the complex, while other features include a gym, pilates areas, communal dining and recreation spaces, and a central courtyard.
One of the rooftops proposes a sheltered barbecue and communal dining area with views, while the level nine “central garden dog off-leash area” encourages social interactions for pets and owners.
“This area also includes a central raised vegetable garden and edible planting palette supporting active lifestyles for residents,’’ a statement of environmental effects said.
“As a seniors housing development, it is critical that residents have access to communal recreation areas which are private, resident-only spaces.
A ping pong table, hopscotch and chalkboards are also planned.
The project shows some services, such as the salon, are primarily for residents but will also be open to the public.
Architectural firm Studio.SC designed the project, including the lobby area, which is expected to make a good “first impression” and incorporate community interaction.
“The ground floor entry precinct along Civic Way has been deliberately designed to accommodate a range of activated pedestrian spaces which foster a sense of interaction and inclusion with the local community while creating a distinct sense of place and arrival for residents,’’ planning documents state.
The site is close to the council’s Oran Park Leisure Centre, library, shops, banks, post office, medical centres and will be near the suburb’s future train station.
The eight-storey building will comprise 91 units with a mix of one-, two- and three-bedroom apartments, while the 10-storey block will host 105 units, also with one to three bedrooms.
There are one-bedroom assisted living services that include cleaning, meals and washing services, but which are not deemed a care facility.
The report endorsed the development as being in the public interest because it would deliver housing diversity and more housing in areas close to transport, jobs and services.
“The project will enhance the vibrancy of the town centre through increased population and different age demographics,’’ it stated.
“Support for the project will raise the bar for seniors housing projects in Camden and deliver long-term community benefits and employment opportunities.’’
The Tulich family, which is behind the project, has owned and operated aged care and retirement facilities across the state since 1995.
