THE Gold Coast’s top real estate identities have revealed their hidden gems to first home buyers looking to crack into the city’s housing market.

The Bulletin revealed new figures in February that showed how quickly house prices have soared on the Gold Coast, with property in Hope Island now costing seven times what it did in the mid-1990s.

Under the housing boom first home buyers could be finding it hard to crack the market but Andrew Bell, who along with brother Greg were placed second on the Bulletin’s most influential names in the Gold Coast residential real estate for 2020, said there’s still hope for the younger generation.

ANDREW BELL’S TIPS

“New properties north and south on the Gold Coast are targeted for first home buyers,” he said.

“Areas west of Dreamworld, around the Upper Coomera area and closer to Tweed there are newer houses for a lower budget.

“If the buyer wants to be more central, looking for older buildings in older suburbs like Southport is an option.

“Apartment blocks that are close to 50 years old in Chevron and Labrador are also selling for around the $300,000 mark.”

AMIR MIAN’S TIPS

Amir Prestige founder Amir Mian, who was fourth in the Bulletin’s real estate list, said there’s plenty of “hidden pockets” across the Gold Coast.

“Most first home buyers are heading north to places like Pimpama and Coomera but I’d rather stay in areas with greater capital growth,’ he said.

“From Coombabah to Biggera Waters and into Broadbeach and Paradise Point, there’s hidden pockets if the buyers looks.

“We recently had a buyer in Burleigh Waters for $550,000.

“You may not be on the water and need to head west but there’s still plenty of hidden pockets on the Gold Coast.”

LUCY COLE’S TIPS

The top female on the Bulletin’s Power 100 real estate list for 2020 Lucy Cole said those fortunate enough to have family support are investing in more than just a house when buying.

“We’re seeing a lot of older generations, be that parents or grandparents, help out first home buyers and investing in properties in Parkwood and Ashmore,” she said.

“Young couples and families are buying for anywhere from $500,000, $800,000 to a $1,000,000 in these areas with some help.

“They see it as a worthy investment to pay a bit more and be in a location that puts them in certain school’s catchments and provides them with easy access to transport, university and where a lot of them are working.”

MICHAEL KOLLOSCHE’S TIPS

Jay Helprin, sales associate for Michael Kollosche, who finished third on the Bulletin’s list, said apartments could be a more affordable option for those looking to buy.

“For first home buyers wanting an apartment, I believe Broadbeach and Mermaid Beach offer great value for money and proximity to key amenities such as major employment hubs, restaurants, bars, public transport and the beach,” he said.

“There is a multitude of options ranging from older style apartments that buyers can renovate to add value and make it their own, along with new or near new apartments offering quality finishes and amenities at an affordable price point such as Vue or Encoure by Andrews Projects.

“For buyers looking for a waterfront home, I believe Mermaid Waters is best because of the location and value for money.

“ I believe we will see more capital growth in Mermaid Waters over the coming years especially if you can find a home that you can add value to.”
