A NEW tower planned for a northern Gold Coast suburb will have ‘picture perfect’ view of the Broadwater in the latest investment for the waterside suburb.

A NEW 13-story tower planned for a northern Gold Coast suburb will have ‘picture perfect’ view of the Broadwater in the latest investment for the waterside suburb.

An ageing three-storey unit block would be replaced by the modern tower under new plans filed with the Gold Coast City Council.

Developer Cre8e Pty Ltd land on the corner of Biggera Waters and Marine Parade to be revamped with Jade 402, a mixed-use project which has been welcomed by city leaders.

The tower would have 72 units with unobstructed views of the Broadwater.

A rooftop pool with a glass edge and a ground-level restaurant and cafe are also planned.

The plans were filed with the council late last week.

City planning boss Cr Cameron Caldwell said the project would provide a much-needed refresh to site, regarded as an entry to Biggera Waters.

“Many of the older suburbs of the Gold Coast are starting to get a much-needed facelift,” he said.

“We are continuing to see renewal along the coastal strip of the Broadwater and Labrador is well-located near the Southport CBD and offers a wonderful lifestyle.

“Where we see gentle increases in population numbers like this, it can support nearby local businesses.”

According to planning documents it would have a mixture of one, two and three bedroom units.

The majority will be two-bedrooms, with two three bedroom penthouses.

These documents describe the project as a ‘landmark building occupying a significant corner site at the entry to Biggera Waters’.

Two applications have previously been made for the site in the past five years.

A 12-storey, 256-unit tower was approved in early 2017 while a nine-level tower was approved in May 2013.

Neither were built.

Area councillor Kristyn Boulton said the character of Labrador and other nearby areas as evolving through the introduction of apartment building developments.

“Proposed developments need to be consistent with and integrate well with this emerging character,” she said.

“Residents can now enjoy new development and are seeing stylish, beautiful buildings of significant architectural merit so close to the Broadwater and the local amenities in Labrador.

“More and more people want to move here because of its central nature and laid-back culture.”
