THE Gold Coast is the second fastest growing city in the country and the population is projected to boom to at least one million by 2041.
It’s no surprise then that a wave of developers are moving forward with groundbreaking – and sometimes controversial – projects across the city.
Here are some of the projects changing the cityscape, shaking up the Glitter Strip and pumping billions into Queensland’s economy.
JEWEL – AWH INVESTMENTS
The striking and continually delayed Jewel triple towers at Surfers Paradise, oft referred to as the city’s Opera House, are due to open in the final quarter of 2021.
Construction of the $1.4 billion towers designed by DBI Design and erected by Multiplex began in 2016, but it is running behind schedule.

The reflective beachfront towers measure in at 36, 43 and 49 storeys on a 1.13 hectare site and will ultimately boast a 169-room hotel and 521 separate apartments.
The apartments are priced between $675,000 for entry-level units and $4 million for three-bedroom abodes.
1267-1273 GOLD COAST HWY – H & F PROPERTY GROUP
One of many controversial projects in the formerly sleepy suburb of Palm Beach, the unnamed 1267-1273 development will take the form of a 14-storey tower including 78 apartments and a food and drink outlet.
The development designed by Coast firm Urbis, featuring an infinity pool, an undercover outdoor cinema and a specialised surfboard storage room, is said to be inspired by Palm Beach’s iconic beach houses and corner shops of the mid to late 20th century.
The development is three times the density allowed under the current City Plan, the Bulletin reported earlier this year.
THE LAKES – SUNLAND GROUP
Sunland is building a $1.3 billion masterplanned community over 42 hectares at Mermaid Waters, which it has dubbed The Lakes.
It includes a collection of four 10 and 12-storey towers containing 300 one, two and three-bedroom apartments on the edge of Lake Unity.
The lake is part of the network of man-made canals and lakes shaping the area.
Sunland’s development also includes the $200 million Lanes Shopping Centre.
Managing director of Sunland Group, Sahba Abedian has described the development as taking advantage of the last undeveloped piece of land of a similar scale so close to the city’s CBD.
PACIFIC VIEW ESTATE – PERRON GROUP
Labelled the Gold Coast’s newest suburb, earthworks for the $3.2 billion Pacific View Estate at Worongary are due to start in early 2021.
The Hinkler Dr development between Nerang and Mudgeeraba covers 334 hectares and will crop up across six stages over a one to two decade time frame.
It’s expected 10,000 residents will eventually reside in Pacific View Estate.
The project was held up by planning processes after Western Australian-based consortium Perron Group bought the land from the late reclusive millionaire Bob Anthes in 2004.
SIGNATURE BROADBEACH – LITTLE PROJECTS
The $220 million Signature Broadbeach project is due to be completed in the first half of 2022.
The 35-storey tower at 12-18 Philip Ave by Little Projects, designed by Rothelowman and SJB Interiors, has 245 apartments and an infinity pool with views of the ocean.
FULL DIGITAL ACCESS: JUST $5 A MONTH FOR FIRST 3 MONTHS
The project includes resort-style facilities including communal teppanyaki and barbecue grills. an elevated leisure area and a theatrette cinema.
Signature Broadbeach was reportedly selling out very quickly.
IMPERIAL SQUARE – AZZURA GROUP
A 108-storey residential tower on 1.4 hectares will dominate the city’s skyline after it crops up at Southport as part of the $2.3 billion Imperial Square project.
The Majesty supertower will be one of the world’s tallest residential towers.
The four-tower complex including the 18-storey Regal Residences, 48-storey Monarch Place and 68-storey Imperial Tower.
Stage One will include the creation of the first tower, Regal, which will include 143 apartments, two luxurious rooftop penthouses and a 4.5 star hotel.
The completed development on Meron St will have 1600 dwellings and more than four hectares of commercial and retail space.
NO. 1 GRANT AVENUE – ANIKO GROUP
Aniko’s $140 million Hope Island residential complex No. 1 Grant Avenue will ultimately feature 210 apartments in a 7-storey building and a 9-storey building.
The 6–8 Sickle Avenue development is expected to be finished by Christmas 2021.
Stage two of the project, which targets downsizers and owner-occupiers, will include new marina berths on the Hope Island canal.
Many of the Grant Avenue units have already been sold.
OCEAN – MERITON
Construction of the 76-storey Surfers Paradise supertower Ocean reached the halfway mark earlier this month ahead of an estimated completion of September next year.
The building on a 0.38 hectare site at 84 The Esplanade will include 711 apartments and hotel rooms, plus eateries on the ground and first floor.
It will be one of the tallest residential towers in the country.
Renowned developer Harry Triguboff said in recent weeks he planned to have a Meriton Suites hotel open on lower floors of Ocean by July.
Ocean will include a five-star hotel, sky pool, beach club podium, retail precinct and childcare centre.
BROADBEACH COMPLEX – STAR ENTERTAINMENT
Casino operator Star has already started its transformation of Broadbeach Island, which will include the construction of four new towers at a cost of $2 billion.
Work on the first $400 million building, the 53-storey Dorsett hotel and residences, is well underway and it’s due to open early 2022.

Construction has not been significantly slowed by the global coronavirus pandemic.
Pre-sales are already being taken for the 63-storey building Epsilon
The State Government-approved masterplan for Broadbeach Complex includes towers between 52 and 74-storeys, containing 1794 apartments and 518 rooms.
INFINITY – BASSAR CONSTRUCTION GROUP
Construction kicked off in May on the new 39-storey Infinity tower on the corner of Surf Pde and George St at Broadbeach.
Sydney group Bassar Construction hopes to have the tower, its first on the Gold Coast, finished by early 2022.
Infinity will only include three and four-bedroom apartments targeting owner-occupiers.
Facilities at Infinity will include a 20m pool, gymnasium, function room and cafe.
The tower with a floorplan shaped like a double infinity symbol is on a 1023 sqm site.
An Infinity penthouse was snapped up in May for $4.52 million.
