AN old house on the Gold Coast’s most exclusive street is set to be demolished to make way for what could be the city’s most luxurious duplex.
A 405 sqm site on the corner of Mermaid Beach’s Hedges Ave and Ventura Road will be transformed to create the five-storey complex.
While part of the same building, neither of the homes will be identical, with each having different architectural features.

There will be four residential floors, with a rooftop terrace, with each of the houses having four bedrooms.
A planning report to council said the project had been designed to fit in with Hedges Ave’s existing mega mansions.
“The proposed development presents an attractive and high-quality built form outcome which reflects the exclusive beachfront character of the Hedges Ave locale,” the report said.

“The proposed dwellings have been specifically designed to reflect the elaborate, beachfront nature of the Hedges Ave locale.
“The dwellings use a streamlined, modern building form which is carefully articulated through the use of open balconies, variations in the horizontal plane and breaks in building forms and materials.”
A two-storey house current sites on the site and will be demolished if the project goes ahead.
