Much-needed medical hub for northern GC

Medical services have been ‘light on’ in the city’s booming northern corridor, but now one suburb is getting a major new health hub.

COOMERA is set to get a new medical precinct with work beginning on a two-storey complex due to open at the end of next year.

Avanti Commercial’s Mason Kidman, who is marketing the property with colleague Chris Fort, said the approved development will be a “first-class facility” suitable for medical and allied health tenants. He said it has been well received by the medical community with strong inquiries from prospective tenants since the campaign started.

“We have had a lot of interest in this one,” he said.

“Many young families are moving to this area and medical services have been light-on in the past.”

According to the Australian Bureau of Statistics (ABS), Coomera is one of the Gold Coast’s fastest-growing areas, with its population increasing 10.3 per cent from 2016 to 2017, second only to the neighbouring suburb Pimpama (+30.8 per cent).

The Queensland State Government population projections predict Coomera will be home to 33,184 residents by 2026.

The 4716 sqm block (5791 sqm including road easements), located at 2 Urban Village Way, was sold in September to ARES Medical Pty Ltd for $2.64 million.

The site, which comes with approval for a childcare centre and commercial building, was sold by Melbourne home-building king Gary Simonds.

It was part of a massive landholding he put to the market in September last year through his company Icefire Developments Pty Ltd.

The building plans include 2215sq m on the ground floor and 2155 sqm on level one with tenancies ranging from 80sq m to 3000sq m. A lift will service all levels including two levels of basement parking for 150 cars.

Mr Kidman declined to release leasing rate but said comparable buildings in the area were being leased for between $400 and $600sq m net.

The site of ‘Coomera Medical’ is 1.5km from the M1 and near to Westfield Coomera Town Centre, which opened 12 months ago.

It is also near Coomera Railway Station, the new Foxwell State Secondary College under construction and due to open in 2020, as well as Coomera TAFE, a $26 million facility which is home to creative courses such as graphic design, digital media and film studies.

The Coomera Connector, a six-lane motorway which will offer an alternative route between Nerang and Loganholme is set to begin in 2023.
