LEASING rates in Burleigh Heads are bouncing higher as tenants zero in on limited opportunities in the sought-after southern suburb.
The newest entrant to the market is the Varsity Lakes Trampoline & Gymnastics Club, which has seen membership surge to more than 300 in the wake of the Commonwealth Games.
The club has leased the 1186sq m warehouse at 10 Ramly Drive off Saibona Pty Ltd, which bought the then-vacant site for $924,000 in 2016 off the State Government and later developed the warehouse for lease.
The leasing rate is $135sq m net or $160,110 net per year on a five-year term with two five-year options.

Cushman & Wakefield’s Sean O’Connor, who marketed the property with colleague Dave Kertesz, said leasing rates for new properties are up by 22 per cent in the past three years.
“Burleigh Heads is such a highly sought-after precinct for commercial real estate, especially for sport and recreation businesses,” he said.
“It has the benefits of being close to major transport routes while being right on the doorstep of the hottest tourist locations in Queensland.”
Mr O’Connor estimated there are two similar-size properties on the market in the Burleigh area.
VLTGC has moved from premises less than half the size in Varsity Lakes where it occupied a 500sq m warehouse.
Co-owner Paul Needham said the club has rapidly expanded after the Games threw the spotlight on gymnastics.
He said the club’s location in Burleigh Heads will enable it to attract new members and introduce programs such as Movement for Life (for over50s) and LaunchPad (for children under five).
“We can now concentrate on carrying on the legacy left by the Commonwealth Games,” he said.
The club will move to its new premises in two weeks.
