Gold Coast developer Tim Gordon has plans for massive new industrial estate in Carrara

A leading Gold Coast developer is planning a massive new industrial estate on the central Gold Coast. Find out what he has planned.

GOLD Coast developer Tim Gordon is preparing to launch a new industrial land subdivision in Carrara after buying an 85ha parcel for more than $20 million.

However, the deal for the land, located off Eastlake St, Hickey Way and Petherbridge Ave, has yet to be finalised with settlement expected by August or September, and the plans have not been approved by council.

Despite these hurdles, Mr Gordon’s Gordon Corp is forging ahead with its plans to develop the usable land of the infill site for industrial and residential use.

The property is an amalgamation of eight lots and was purchased off Gold Coast and interstate investors.

Mr Gordon has appointed Colliers International’s Pat Cavanagh and Marlon Crawford to market the industrial subdivision — to be called City Link Industrial — in an expressions-of-interest campaign.

The industrial parcel forms 27ha off Eastlake St and there is also a smaller residential component off Hickey Way.

Mr Gordon has submitted plans to the Gold Coast City Council to rezone the 27ha parcel to medium-impact industry. The Colliers campaign offers 23 blocks for sale or lease ranging in size from 2000sq to 1.5ha.

Gordon Corp will manage the development of purpose-built product for any pre-lease commitments. The plan is to have the land ready for building by 2020.

“This will be the only industrial land subdivision offered to market within the central Gold Coast industrial precinct in recent times so we expect huge interest, considering demand for industrial land in the region continues to outstrip supply,” Mr Gordon said.

Mr Cavanagh said there had been strong interest from businesses wanting to buy or lease land.

“Gold Coast employment in construction, transport and logistics sectors is expected to grow 14 per cent and 16.5 per cent over the next five years to May 2023,” he said.

“In addition to this, Gold Coast’s population growth is among the top three regions in Queensland.”

Mr Cavanagh said City Link Industrial would benefit from its central location with easy access to the M1 Motorway via Eastlake St to the north and south through the proposed Eastlake St upgrade.

Mr Gordon is behind plans for a three-tower development next to Dreamworld and WhiteWater World. In 2017 Gordon Corp gained preliminary approval for towers of up to 15 storeys housing tourist and short-term accommodation on the land, as well as shops and restaurants.

Last year the Bulletin reported Mr Gordon is chasing a joint-venture partner for the project or an outright sale.
